            About Woodbury East

            Woodbury East is the City of Irvine's own name for about 153 acres inside Planning Area 9, and the word East is doing real work in it: all 953 residential addresses here lie east of the Sand Canyon Avenue centerline while the body of Woodbury lies west, and the City records every one of them at 92618 rather than the 92620 Woodbury's own records carry. Sand Canyon Avenue runs along the western edge, Irvine Boulevard the north and Great Park Boulevard the southeast, and the Eastern Transportation Corridor runs straight through the middle with four ramp segments tying State Route 133 to Irvine Boulevard. That corridor is not a detail on the margin. By the City's own land-use codes, toll road parcels cover 50.0 of the 153.4 acres, public street another 30.7, condominium parcels 30.1 and the single apartment parcel 16.7, which is why 953 homes fit into a shape this size and why the housing reads as a compact band of streets rather than a grid.

            Four private parks sit inside the boundary and no city park does: Palm Club Park at 3.45 acres, Iris Garden Park at 0.90, Jasmine Park at 0.67 and Rose Petal Garden Park at 0.62, all coded Private Park by the City, which in practice means association ground the association pays to keep. Every one of the 953 addresses falls inside the Woodbury East Master Association, managed by Keystone Pacific Property Management, with four sub-associations under it that each carry a different manager: Ivy Neighborhood under BHE Property Management, Esperanza Apts. under Irvine Apartment Communities, Monterey Neighborhood under Seabreeze Management and Santa Rosa at Woodbury East under Powerstone Property Management. The City records open on-street bikeways along Sand Canyon Avenue, Irvine Boulevard, Great Park Boulevard, Trabuco Road and Crossland, and the off-street Venta Spur crosses the community. No campus stands inside the line; the village feeds Irvine Unified through Woodbury Elementary, then Jeffrey Trail Middle and Portola High.

            History

            How Woodbury East was built

            Woodbury East is the small eastern extension of Woodbury, and it stands on the same ground: the last flat land within the Irvine Ranch, the holding James Irvine and three partners bought in 1864 and built up to roughly 93,000 acres. The SWA Group, which planned the 1,400 acres of Woodbury for the Irvine Company, described this site as the final flat-land development the ranch had left. It was farmland until the 2000s.

            The village next door set the pattern this one follows. Woodbury opened in 2004 and was named the best master-planned community in America by the National Association of Home Builders the following year, built around a thirty-acre commons, on a grid, with every home within a ten-minute walk of a park. Woodbury East was built after it and to the same logic at a smaller scale, a handful of neighborhoods around private parks and a recreation center.

Woodbury Elementary's own attendance record runs Woodbury Elementary to Jeffrey Trail Middle to Portola High under the district's 2026-27 attendance areas, and the city puts this community 99.79 percent inside its Woodbury planning area with every address point inside it carrying PA 9. Separately, Portola High's recorded assignment area is northeastern Irvine east of Sand Canyon Avenue, and all 953 homes here are east of that centerline, so the geographic rule points the same way as the feeder record. Two things still need confirming for a specific address. All three campuses stand outside this boundary, and Irvine Unified assigns by address rather than by village. And the district records a change ahead: beginning Fall 2028, ninth-graders residing in the Woodbury community are assigned to Irvine High rather than Portola High. No published source states whether Woodbury East, which the city draws as its own village polygon, counts as part of that community for the change, so a buyer with a child now in elementary school should put that question to the district before it matters.

            No median is published here, and the reason is worth understanding before you read one somewhere else. Searching it for the community's own eighteen streets returns 14 listings, every one confirmed inside the boundary by the city's address record, of which eight closed between 16 January and 15 July 2026, five stood active and one was pending. The piece to confirm is the year 2028 and after, because the district records that from Fall 2028 ninth-graders residing in the Woodbury community are assigned to Irvine High instead, and nothing read says whether this village counts as part of that community.
