            About Stonegate East

            The City of Irvine draws this shape in its own village layer and leaves the name blank: object 39, 57.6 acres, 99.79 percent of it inside Planning Area 9, which the city calls Woodbury. The name comes from two other city records. The homeowners association layer draws Stonegate East Community Assn. wholly inside the polygon, and CRMLS carries an area code, STE, whose listings all sit on streets inside it. Every one of the 236 residential addresses here is east of the Sand Canyon Avenue centerline, while the centroids of the city's Stonegate and Woodbury polygons both sit west of it, so this is a community with a Stonegate name, a Woodbury planning area and its own ground on the far side of the road from both. One master association covers it and three sub-associations sit beneath it, each holding every home in its pocket: Capistrano at Stonegate East, 95 addresses on 8.12 acres across Deergrass, Flowerstalk, Loquat, Lacebark, Maple Leaf, Coralwood and Bromeliad; Los Altos at Stonegate East, 71 on 5.31 acres across Wheatberry, Shellbark, Peach Blossom, Passion Flower and Maycrest; and Santa Rosa at Stonegate East, 70, all on Coralwood. Crummack Huseby Property Management runs the master from Lake Forest, and an owner here carries two sets of documents rather than one.

            Bluebird Park is the community's own recreation center, 1.25 acres the city codes a private park on the association's common-area lot, and Irvine Pacific described it at opening as holding a lap pool, a wading pool, a spa, a half-court basketball court, a tot lot, shade structures and picnic tables. The rest of the acreage is not housing. Crean Lutheran High School holds 15.43 acres inside the boundary, 26.8 percent of it, on two parcels the city codes Private School, and the city's address layer gives the campus a single address at 12500 Sand Canyon Avenue that accounts for all 14 non-residential address points here. After the association ground and the campus, 19.15 acres remain and the parcel layer codes them public street, toll road and right of way, and the city's building footprint layer draws 97 footprints for the 236 addresses. Irvine Unified serves these twelve streets and publishes two complete chains that could apply: Woodbury Elementary to Jeffrey Trail Middle to Portola High for the planning area the city puts this ground in, and Stonegate Elementary to Sierra Vista Middle to Northwood High for the name it carries.             History

            How Stonegate East was built

            Stonegate East sits on the flat northern edge of the Irvine Ranch, the land James Irvine and three partners bought in 1864 and built up to roughly 93,000 acres. The Irvine Company farmed this belt long after the villages around the university were built, and the SWA Group, which planned the neighboring Woodbury, described that ground as the last flat land left to develop within the ranch. Stonegate East is a small piece of that last flat land, filled in between Woodbury and Stonegate.

            It was built at the end of the 2000s and the start of the 2010s, in three separate pockets rather than as one neighborhood, and it is the smallest of the communities the city names on this side of Jeffrey Road. The homes that trade here carry build years clustered in 2009 and 2011, so a buyer comparing two streets in this community is almost never comparing two eras.

            Irvine Unified is the district, and which campuses serve these twelve streets is unsettled, with two complete chains live. The city puts 99.8 percent of this community, and every one of its 250 address points, inside Planning Area 9, Woodbury, and the chain Irvine Unified publishes for the Woodbury community runs Woodbury Elementary to Jeffrey Trail Middle to Portola High. Against that, the community carries the Stonegate name and Stonegate Elementary is the nearer campus, and the chain published for Stonegate runs to Sierra Vista Middle and then Northwood High. The geography splits the two apart at the high school: Northwood's recorded area runs between Culver Drive and Sand Canyon Avenue, and all 236 homes here are east of that centerline, while Portola's recorded area is northeastern Irvine east of Sand Canyon Avenue but names Portola Springs and the Cadence Park and Great Park neighborhoods without naming anything in Planning Area 9. Irvine Unified assigns by address, so confirm the specific address with the district before any of these six campuses matters to a decision.

            Is Stonegate East part of Stonegate?

            No, and the city's own records say so twice. Stonegate is a separate 416-acre village polygon west of Sand Canyon Avenue with its own master association, Stonegate Village Community Assn. This community is a 57.6-acre polygon east of that centerline with a different master association, Stonegate East Community Assn., and the city puts 99.79 percent of it inside Planning Area 9, Woodbury. The two do touch: they share 932 meters of boundary. What they do not share is an association, a set of documents or a sales record, so a comparable pulled from Stonegate is a comparable from another community.

            What do homes here sell for?

            No figure is published for Stonegate East. The community has its own CRMLS area code and five closings stand under it between 26 January and 15 June 2026, against this site's floor of ten before a median is printed. The coding is incomplete on top of that: an active listing at 31 Shellbark, a street inside this boundary, is filed under the neighboring Stonegate area with Stonegate East in its subdivision field, so the STE code does not capture everything that happens here. Nothing is borrowed from Stonegate or from Woodbury and relabeled. Price a home here from the closings on its own three tracts and from the sub-association it sits in.

            Which schools serve Stonegate East?

            Irvine Unified, and beyond that it is unresolved. The chain the district publishes for the Woodbury community, which is the planning area the city puts this ground in, runs Woodbury Elementary at 1,095 students and 75 percent English with 70 percent math, into Jeffrey Trail Middle at 1,049 students and 76 with 74 percent, into Portola High at 2,693 students with a 94.6 percent graduation rate and 98 AP courses offered. The chain published for Stonegate runs Stonegate Elementary at 1,037 students and 82 percent English with 80 percent math, into Sierra Vista Middle at 1,282 students and 81 with 79 percent, into Northwood High at 2,244 students with a 96.9 percent graduation rate and 62 AP courses offered. Northwood's recorded area stops at Sand Canyon Avenue and every home here is east of it, while Portola's recorded area is east of that line but names no part of Planning Area 9. Woodbury Elementary's page also records that from Fall 2028 ninth-graders residing in the Woodbury community are assigned to Irvine High, which is another reason to confirm a specific address with the district.

            Why is there a high school inside the community?

            Because the school bought its own ground here and recorded it separately. Crean Lutheran began in 2004 and opened for classes in August 2007 at a temporary site, then bought 17 acres at Sand Canyon and Portola Parkway on 3 March 2010 and moved onto its permanent campus that 6 November, into a 34,000 square foot academic building of 22 classrooms and a 20,000 square foot event center. The city records the campus on Tract 2009-129 at 16.48 acres, of which 15.43 sit inside this boundary. That is 26.8 percent of the community, which is why 58 acres holds only 236 homes.

            What kind of homes are these?

            Two builders' work under one master association. Van Daele Homes built Santa Rosa, which sold from 2009 and was marketed at the time as Santa Rosa at Woodbury East. Irvine Pacific built Los Altos and Capistrano, which came to market in 2011. The city's parcel layer codes every home parcel inside the boundary Condominium across all three tracts, but that is a land-use and mapping code and it does not settle how a particular home is built: the five CRMLS records filed under the community's own area carry attached condominium, detached condominium and attached townhome types between them. Which one a specific address is comes from that address's own record and its sub-association documents.
