About Pavilion Park
Pavilion Park covers about 167 acres in the wedge between Irvine Boulevard and Portola Parkway, and the City of Irvine draws it twice: once as its own village polygon and once as District 8 of the Great Park development districts, which is about six acres larger because it takes in an affordable community on Ridge Valley that the village polygon leaves outside. Inside the village line the City's address record holds 726 distinct residential street addresses on 34 named streets, and the 221 residential addresses on Ridge Valley bring the development area to the 947 homesites the master developer reported. One association covers the whole of it. The Great Park Neighborhoods Community Association, managed by FirstService Residential, is mapped here as master 51.1 across about 151 of the 167 acres, and unusually for this master plan there is no second tier under it: the City records 25 sub-association polygons across Beacon Park, Parasol Park, Cadence Park, Novel Park, Solis Park and Rise, and not one of them touches Pavilion Park.
The park at the center belongs to the association rather than the City. All 63 polygons in the City of Irvine's park inventory were tested and none falls inside the boundary, and the developer puts its own park at approximately six acres with a greenhouse, an herb garden, a playground and the pavilion the community is named for, alongside a community center with a swimming pool. Pavilion Pool is one of 26 pools and spas the developer counts across the wider master plan, all of them reachable with membership in the master association. No school campus stands inside the boundary. The nearest is Beacon Park School, the K-8 campus at 200 Cultivate about 756 meters out, and Portola High School's Irvine Unified assignment area covers northeastern Irvine east of Sand Canyon Avenue and names the Great Park neighborhoods, with every point of this boundary tested and found east of that line.

How Pavilion Park was built
El Toro grew to 4,682 acres with four runways able to take the largest aircraft in the American inventory. Every president after the Second World War landed there aboard Air Force One, and during Vietnam a great many Marines shipped out and came home through it. The base was listed for closure in 1993 and shut on 2 July 1999, and the argument over what should replace it, an international airport or housing or a park, ran through Orange County politics for years until voters approved Measure W in 2002 and settled it as a central park, nature preserve and mixed-use development. In February 2005 Heritage Fields LLC won the auction for the 3,724-acre site with a bid of $650 million, with 1,375 acres set aside for the Orange County Great Park. The Great Park Balloon went up on 14 July 2007 and still lifts riders to 500 feet.
Pavilion Park is the oldest of the neighborhoods built on the base. FivePoint began selling homesites in the Great Park Neighborhoods in 2013 and has sold more than eight thousand of them since, across a set of neighborhoods laid along the edge of the park itself, and Pavilion Park was the first of them to open. It was built around a community park with a greenhouse and herb garden as its signature, a bridge, bouncing platforms and slides worked into play structures themed to earth and water, barbecue pits and covered picnic ground, and one of the four community pool areas in the Great Park Neighborhoods. The runway that Air Force One landed on is a short walk away.

Pavilion Park is inside the Irvine Unified School District, and the two ends of the assignment rest on very different evidence. Portola High School's published attendance area covers northeastern Irvine east of Sand Canyon Avenue and names the Great Park neighborhoods on the district map effective 2026-27. Every vertex of the Pavilion Park boundary was tested against the City of Irvine's own Sand Canyon Avenue centerline and every one falls east of it, so the high school assignment is well supported even though the district map does not print the words Pavilion Park. The elementary and middle assignment is not established. Irvine Unified's School Boundaries and Assignments page does not name Pavilion Park anywhere, and its list of named developments runs from Cadence Park through Solis without including it. The district's own elementary and middle attendance maps for 2026-27 are image files carrying no text and no geographic reference, and two attempts to scale them against the city's street geometry disagreed with each other badly enough that no assignment can be read off them honestly. Beacon Park School appears below because it is the nearest campus to the boundary at about 756 meters by the city's own school site layer, and because the master developer's schools page names it for Great Park Neighborhoods. Treat that as proximity plus a developer statement, and confirm the assignment for a specific address with Irvine Unified before it drives a purchase decision.

Only four listings in the six-month export carry the words Pavilion Park in their subdivision field at all, and the tract codes beginning PP turn up at addresses well outside this boundary in other Great Park neighborhoods, so that field is no boundary either.
