Overview
About Robin Hill II
The City of Anaheim draws Robin Hill II as two adjoining pieces totaling 30 acres above Imperial Highway, on Big Sky, Estate Ridge and Rockridge, seven tenths of a mile of street. The city records 82 addresses on 73 parcels, every one detached single family, and the median lot is 12,200 square feet. The general plan designates the whole boundary Residential Low, over Hillside Single-Family Residential zoning at a 10,000 square foot minimum across 25.7 acres.
Forty-one of the 73 parcels carry a pool on the assessor record, better than half. The city's footprint layer measures the houses at a median 2,654 square feet of ground floor and reads 37 as two-story against ten single-story. The boundary lies wholly in ZIP 92807 and in flood zone X. Robin Hill II sits in Orange Unified School District, feeding Canyon High along with the district's Anaheim Hills elementary campuses.

How Robin Hill II was built
Robin Hill II shares Big Sky Drive with its older half and adds Estate Ridge and Rockridge, which between them describe the terms of the place: large houses on hard ground with a long view. Eighty two homes on thirty acres, lots of about twelve thousand square feet, and forty one pools among them, which is one in two.
Anaheim Hills itself began on 30 October 1970, when Santa Anita Consolidated took deed to 4,200 acres of the ranch to build a planned community, and a Texaco Ventures joint venture took over the residential land in August 1971. The first neighborhood, Westridge, opened in July 1972, and the city bought a separate 300 acres for a golf course that Richard Bigler laid out and that opened the same year. The houses in Robin Hill II date from 1981 through 1989, with 1983 the median year, spanning the period when Anaheim Hills passed fifteen thousand residents and the city annexed the Bauer, Oak Hills and Wallace ranches to add another thirteen hundred acres. The streets curve because Anaheim Hills was the first residential development anywhere to use landform grading, shaping building pads to the natural line of the ridge rather than cutting it flat.
