Westridge covers 125.3 acres on the ridge west of Nohl Ranch Road, on 22 named streets over 3.6 miles, several of them named for golf courses: Indian Wells, Los Coyotes, Spyglass and Torrey Pines, alongside Big Sky, Oak Grove, Prairie, Rural Ridge, Santiago, Silverado, Tumbleweed, Westridge and Willowick. The city records 352 addresses on 343 parcels, 340 of them detached single family, with a median lot of 10,680 square feet.
One hundred and forty of the 343 parcels carry a pool on the assessor record, better than two in five. Zoning covers 98.6 acres as Hillside Single-Family Residential at a 10,000 square foot minimum, and 1.4 acres are designated Parks, with a fraction of the 20.3-acre Pelanconi Park inside the boundary. The city's footprint layer measures the houses at a median 2,440 square feet of ground floor and reads 195 as two-story against 131 single-story. How Westridge was built
Westridge was the first neighborhood in Anaheim Hills, and everything else in these hills followed it. Anaheim Hills opened for sale in July 1972 with Westridge, and all 325 homes in the first offering had sold by early 1975. The land came out of the Nohl Ranch. Louis E. Nohl and his wife took deed to the old Bixby holdings in the Santa Ana Canyon on 6 October 1943 and ran 1,100 head of cattle over 5,800 acres, with avocados and about twenty three acres of oranges alongside. Their children swam in the Santa Ana Valley Irrigation Company canal on summer evenings. By the late 1960s grazing land was worth less standing than sold, and on 30 October 1970 Santa Anita Consolidated took deed to 4,200 acres with the stated intent of building a planned community called Anaheim Hills.
The streets give away what the developers were selling. Spyglass, Torrey Pines, Indian Wells, Silverado, Willowick and Los Coyotes are all California golf courses, gathered into one neighborhood on the ridge above a brand new course. The rest of the names look at the country the ranch had been: Big Sky, Prairie, Tumbleweed, Rural Ridge, Oak Grove and Santiago, for the creek and the peak. The homes here went up mostly between 1970 and 1980, with 1973 the median year, and 140 of them have a pool.
