Overview
About Anaheim Hills Planned Community
The City of Anaheim draws this entry in two separate pieces, 14.5 acres and 14.2 acres, either side of Nohl Ranch Road, together 28.7 acres. Inside them the city records 38 addresses on 24 parcels, all detached single family, with a median lot of 10,000 square feet. The streets are Aberdeen, Fairfield, Meats, Nohl Ranch and Stage Coach, and they run on into Canyon Heights and Camino Grande Villas rather than closing on themselves, which is what the split shape reflects.
The general plan splits the ground three ways: 11.9 acres Open Space, 9.5 acres Residential Low and 2.6 acres Residential Low Medium Hillside. Zoning follows, with 10.9 acres in the Multiple-Family Residential district and 7.4 acres in Hillside Single-Family Residential at a 10,000 square foot floor. Seven of the 24 parcels carry a pool. Everything falls in ZIP 92807 and in flood zone X. The community sits in Orange Unified School District and feeds Canyon High.

How Anaheim Hills Planned Community was built
This community carries the name of the association that governs the whole of it. The Anaheim Hills Planned Community Association was created in 1977 as the master body over what is now 2,289 homes in 39 sub associations, and it is the group that has held the architectural rules and looked after the interior and exterior slopes, the entry monuments and the signage ever since. The houses inside this particular boundary went up in 1983, on lots of about ten thousand square feet, with roughly twelve of the twenty nine acres left as open space.
The addresses sit on Nohl Ranch Road, which keeps the name of the Nohl Ranch, the cattle spread these hills were cut from, and on Stage Coach Road, which points back to the years when the canyon was the way inland rather than a freeway corridor. In 1880 a traveler could still ride from Santa Ana to Riverside through the Santa Ana Canyon. Anaheim bought 300 acres of that ranch for a tournament class golf course and park, and built a 920 million gallon reservoir and filtration plant in these hills in April 1970, so the water and the fairways arrived before most of the houses did.
