            Overview

            About San Joaquin Hill

San Joaquin Hill covers 202.2 acres and holds 941 addresses on 1,047 parcels, at a median lot of 0.12 acres. It is drawn as a single compact polygon, filling 97.6 percent of its own convex hull, the tightest shape of any association boundary the city publishes. Thirty-four named streets run 6.01 miles inside it, almost all of them pastoral: Homestead, Country Lane, Daisyfield, Rosebud, Buttercup, Grassland, Hollyberry, Springmist and Summerland. The city's zoning layer gives 118.9 acres to Single Family District 4, with 37 acres open space and 2.5 acres zoned park and recreation.

The city's HOA zoning lookup records San Joaquin Hill as gated with private streets. The ground is low and even by Laguna Niguel standards, running from 256 feet to 434 feet, and every parcel inside drains to Aliso Creek. The 2025 fire hazard layer rates the whole 202.2 acres NonWildland, the only large boundary in the city with no High or Very High acreage at all, and the city records no fuel modification requirement on any parcel here. The flood layer places all of it in zone X.

            History

How San Joaquin Hill was built

San Joaquin Hill shares its name with the range the whole city sits in, and it was the last large piece of Laguna Niguel to be built. The city council approved it in 1994 and construction began in 1997, run by the S&S construction company, the same builder behind Kite Hill twenty years earlier. It is guard gated and holds about 910 homes in four enclaves, Knolls, Crestview, Glen Cove and Somerset, with a fifth, The Summit, released in September 2006.

The Laguna Niguel Corporation started the modern town in 1959 on a plan by Victor Gruen, and the city incorporated on 1 December 1989, five years before this community was approved. Thirty four streets run through its 202 acres and most of them are pastoral: Homestead, Country Lane, Daisyfield, Rosebud, Buttercup, Grassland, Hollyberry, Springmist and Summerland. The city's record runs the years built from 1988 to 2015 with a median of 2003.
