About Pelican Ridge Maintenance
Pelican Ridge Maintenance covers 31.54 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 93 addresses inside that line across 6 streets. Six streets, four of them named for the water: Coral Reef, Tidal Surf, Sunset Cove, Sable Sands and Sea View Lane, off Newport Coast Drive. The median of the 130 parcels the city draws here runs 6,109 square feet. The city records 92 buildings inside the boundary carrying 92 dwelling units, and the city registry marks the association gated.
This is the tightest shape in Newport Coast: one unbroken part filling 83.1 percent of its own convex hull. The city land use layer files most of the ground as Planning Area 2B - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 31.5 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Pelican Ridge Maintenance was built
The 1988 compromise that ended the fight over this coastline preserved more than 6,000 acres of continuous open space and released 1,600 acres, and construction began in 1990. Pelican Ridge was built between 1992 and 1999, 211 homes in total across the three associations, and Laguna Coast Wilderness Park comes right up to this boundary. All of it joined the City of Newport Beach on January 1, 2002.
The three streets here are the plainest names in Newport Coast. Tidal Surf, Coral Reef and Sea View say what they mean with no Italian, no French and no borrowed English county. Coral Reef carries the most addresses of the three. Where the estate neighborhoods on the ridge above reached for Palladio and Chambord, this corner simply pointed at the water.
