Pelican Crest II covers 72.54 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 66 addresses inside that line across 6 streets. The two ridge streets, Skyridge and Shoreridge, carry forty five of the sixty six addresses between them, with Avalon Vista taking most of the rest. The school district line runs through Pelican Crest II. Clipping the county district layer to the boundary puts 69.2 acres in Newport-Mesa Unified and 3.3 acres in Laguna Beach Unified, and two of the sixty six addresses the city records here sit on the Laguna Beach side. The city land use layer files most of the ground as Planning Area 1C - Residential High Density. The school district line runs through the boundary: clipping the county district layer returns 69.2 acres in Newport-Mesa Unified and 3.3 acres in Laguna Beach Unified. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

            History

How Pelican Crest II was built

A 1988 agreement finally set the terms, protecting more than 6,000 acres of continuous open space and leaving 1,600 acres to be built on. The 158 homes of Pelican Crest were built between 1999 and 2003, at the very end of the Newport Coast program, and the whole area was annexed into the City of Newport Beach on January 1, 2002 while construction was still under way.

Avalon Vista is the street name worth knowing. Avalon is the town on Santa Catalina Island, twenty six miles offshore, and on a clear winter day the island is plainly visible from this ridge. Skyridge is the other street, and between the two of them the naming says what buyers were actually paying for here, which was elevation and a long look at water.
