            Overview

            About Pelican Crest I

Pelican Crest I covers 99.69 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 93 addresses inside that line across 11 streets. Ten of the eleven street names end in crest or vista: Skycrest, Sailcrest, Oceancrest, Beachcrest, Tidecrest, Covecrest, Island Vista, Channel Vista, Sail Vista and Pelican Vista Drive. The median of the 132 parcels the city draws here runs 20,278 square feet. The city records 108 buildings inside the boundary carrying 90 dwelling units, and the city registry marks the association gated.

Almost a third of Pelican Crest I is not housing. The city land use layer places thirty of its hundred acres in Planning Area 11B, Recreation and Parks. The city land use layer files most of the ground as Planning Area 1C - Residential High Density. Newport-Mesa Unified serves the whole boundary, 99.7 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

            History

How Pelican Crest I was built

The 1988 compromise that ended the argument over this coast preserved more than 6,000 acres of continuous open space and released 1,600 acres. Pelican Crest was among the last of the estate neighborhoods to be built, its 158 homes going up between 1999 and 2003, and the two halves of it are managed separately. This first association covers Pelican Crest Drive itself along with Covecrest and Skycrest. The Resort at Pelican Hill, immediately below, broke ground in 2005, reopened its golf club in 2007 and opened to guests on November 26, 2008, so the houses here were finished and occupied before the resort that shares the hill existed.

The pelican in the name is not decoration. Brown pelicans work this length of coast in lines just above the water, and every neighborhood on the seaward side of Newport Coast Drive borrowed the bird: Pelican Hill, Pelican Point, Pelican Ridge, Pelican Heights and Pelican Crest. The streets here stay with height rather than water, Covecrest and Skycrest reading as exactly what they are.
