How Pelican Crest II was built
A 1988 agreement finally set the terms, protecting more than 6,000 acres of continuous open space and leaving 1,600 acres to be built on. The 158 homes of Pelican Crest were built between 1999 and 2003, at the very end of the Newport Coast program, and the whole area was annexed into the City of Newport Beach on January 1, 2002 while construction was still under way.
Avalon Vista is the street name worth knowing. Avalon is the town on Santa Catalina Island, twenty six miles offshore, and on a clear winter day the island is plainly visible from this ridge. Skyridge is the other street, and between the two of them the naming says what buyers were actually paying for here, which was elevation and a long look at water.
