How Pelican Point was built
Pelican Point is a name shared between this small gated neighborhood and the bluff top entrance to Crystal Cove State Park that sits right beside it, where the trail drops to the tidepools. The boundary of the association actually touches the park. The ground was Irvine Ranch, traced to Rancho San Joaquin, bought in 1864 by James Irvine and his partners after drought forced Jose Sepulveda to sell, and held by the Irvine Company after James Irvine II formed it in 1894.
California bought this oceanfront in 1979 and created a state park of roughly 2,300 acres out of it, which is why the neighborhood has permanently protected land on its seaward side rather than more houses. The 56 homes here were built between 1994 and 1999, following the 1988 agreement that set aside more than 6,000 acres of continuous open space and released 1,600 acres for building.
