            History

            How Pelican Hill was built

            Pelican Hill is the name of a golf course, a resort and a neighborhood, and the neighborhood came first. Its 136 houses were built between 1991 and 2002 on former Irvine Ranch land, ground that runs back to Rancho San Joaquin, sold in 1864 by Jose Sepulveda to James Irvine and his partners after the drought, and held by the Irvine Company from 1894 onward. Building on the coast only became possible after a 1988 agreement that preserved more than 6,000 acres of continuous open space in exchange for 1,600 acres of private land, with construction starting in 1990.

            The resort arrived much later. It broke ground in 2005, reopened its golf club in 2007 after a redesign, and opened to guests on November 26, 2008. Owners who had been on this hill since the early 1990s watched a hotel appear below them fifteen years after they moved in. The San Joaquin Hills toll road had already opened in November 1996 with an exit at Newport Coast Drive, which is what made the whole area reachable in the first place.
