            Newport Beach, CA

            Bonita Canyon

A 342 acre planned community at the eastern edge of Newport Beach, annexed from the City of Irvine on February 5, 1998. The city's records place 293 homes behind its gates and 1,060 residences in the Newport Bluffs apartment village beside them, with Bonita Canyon Sports Park along Ford Road at the community's southern edge.

            Overview

            About Bonita Canyon

Bonita Canyon fills the wedge where MacArthur Boulevard meets the San Joaquin Hills Transportation Corridor, with Ford Road closing the triangle on the southeast, and the Newport Beach city line runs just beyond the corridor with Irvine on the other side. The planned community that governs it, PC-50, covers 342 gross acres and permits at most 1,521 residential units on 190 acres, setting aside 115 acres for recreation and open space, an 18.2-acre commercial site along MacArthur and an 18.3-acre church site. Two associations divide the ground: the gated Bonita Canyon Maintenance Association, which the city counts at 293 homes, and Newport Bluffs, an apartment village of 1,060 residences entered from Vilaggio.

Open ground carries much of the community's character. Arroyo Park, an 18.28-acre city park, lies inside the community line, and the open space sub-area holds the Bonita Creek Channel and the Bonita Canyon Reservoir. Directly across Ford Road at 1990 Ford Rd. sits Bonita Canyon Sports Park, 44.73 acres of city parkland with two playgrounds, tennis courts, a basketball court, pickleball courts, four baseball fields and two multi-purpose field spaces, with shaded tables near both playgrounds. Water service comes from the Irvine Ranch Water District, a carryover from the land's Irvine origins, and the schools are Newport-Mesa Unified: Abraham Lincoln Elementary in Corona del Mar, then the combined Corona del Mar campus for grades 7 through 12.

            History

            How Bonita Canyon was built

The ground was inside the City of Irvine, not Newport Beach, when it came up for development, and Irvine had approved rules loose enough to allow as many as 2,800 homes on it. Newport Beach negotiated the ground away in an annexation and development agreement with the Irvine Company, and the transfer took effect in 1998. The new plan cut the entitlement to 1,521 homes, the company built roads sized for the bigger project that never happened, and it sold the city land it had agreed not to build on. The park site between Ford Road and Bonita Canyon Drive came out of that bargain.

The Irvine Company built the houses in phases between 1998 and about 2000: close to three hundred of them behind a guarded gate, in three tracts named Madison, Wyndover Bay and Lucera, sharing one entrance and one set of amenities. Directly across from the gate is Bonita Canyon Sports Park, with four baseball diamonds, tennis and pickleball courts, a soccer field, a basketball court and two playgrounds, which is the piece of the annexation deal a resident actually uses.

            Schools

            Schools serving Bonita Canyon

The school assignment here is easy to get wrong, because the land came from Irvine and an Irvine school carries the community's name. The record settles it in Newport-Mesa Unified three separate ways: the annexation plan itself required the developer to reach a school mitigation agreement with Newport-Mesa, the state's 2025-26 district boundary places the community in Newport-Mesa Unified, and the district's own locator assigns Abraham Lincoln Elementary in Corona del Mar, then Corona del Mar Middle and High School, one combined campus for grades 7 through 12. Bonita Canyon Elementary at 1 Sundance belongs to Irvine Unified and serves Irvine. Confirm any specific address with the Newport-Mesa school locator before it matters to an offer.

            FAQs

            Common questions about Bonita Canyon

Which school district serves Bonita Canyon in Newport Beach?

Newport-Mesa Unified, despite the land's Irvine origins, and the record settles it three ways. The state's 2025-26 district boundary layer returns Newport-Mesa Unified at three separate addresses inside the community, 30 Palazzo, 9 Boardwalk and 8 Westridge. The district's own locator assigns its campuses. And the 1997 annexation plan itself, PC-50 section 2.2.4, bound the developer to reach a school mitigation agreement with Newport-Mesa. The identically named Bonita Canyon Elementary at 1 Sundance is an Irvine Unified campus serving Irvine addresses, not this community.

            Which schools serve the community?

Newport-Mesa's locator, queried at a Bonita Canyon address, assigns Abraham Lincoln Elementary at 3101 Pacific View Drive in Corona del Mar, which enrolls 369 students in grades TK through 6 with 70% meeting or exceeding standard in English and 64% in math, and then Corona del Mar Middle and High School at 2101 Eastbluff Drive, one combined campus of 2,117 students spanning grades 7 through 12 with a 96.5% graduation rate. Assignment follows the address, so confirm a specific one with the district.

How did a piece of Irvine become Newport Beach?

By agreement between two cities and one landowner. The land was Irvine's Planning Area 26, owned by The Irvine Company, and Irvine had zoned it in June 1996 for as many as 2,800 units. On November 10, 1997 the Newport Beach City Council adopted Ordinance 97-77 and entered the Bonita Canyon Annexation and Development Agreement with the company; the property was detached from Irvine and annexed, effective February 5, 1998 on the city's annexation map. The plan that came with the move, PC-50, reduced the ceiling to 1,521 units.

What is at Bonita Canyon Sports Park?

The city's facility guide lists two playgrounds, tennis courts, a basketball court, pickleball courts, four baseball fields and two multi-purpose field spaces on 44.73 acres at 1990 Ford Rd., with shaded tables near both playgrounds. The park sits directly across Ford Road from the community, and the city's own area polygons place it in the adjacent Harbor View - Harbor Ridge area rather than inside Bonita Canyon. Inside the community line, Arroyo Park covers 18.28 acres on the city's park layer.

Are there apartments in Bonita Canyon?

Yes, and they are the larger half. The Newport Bluffs apartment village at 100 Vilaggio holds 1,060 residences by the city's count, against 293 homes behind the gates of the Bonita Canyon Maintenance Association. The city maps Newport Bluffs as its own association within the same community area, so a Bonita Canyon address may sit in either one, and which of the two it falls in decides the governing documents entirely.
