Overview
About Palmia Court
Palmia Court covers 31.3 acres and records 262 addresses on four parcels, 258 of them with a unit designator. Nineteen streets run 1.95 miles inside the boundary and they fall into two families: eleven Paseo names, among them Paseo Antica, Paseo Caravella, Paseo Picasso and Paseo Venezia, and eight San names, among them San Giorgio, San Lorenzo, San Raphael and San Simeon. All 30.3 classified acres sit at 6.5 to 14 homes an acre.
The whole boundary lies in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How Palmia Court was built
Palmia Court went up in two phases three years apart, and the arithmetic still shows. The first phase was mapped in 1989 and holds 85 homes, the second in 1992 with 177, and the city counts 262 addresses inside the boundary today, which is exactly those two numbers added together. Nothing has been built here since.
It sits inside Palmia, the age restricted community that opened in 1989 as the Villages of Palmia and was built by the Mission Viejo Company for residents aged 55 and older. The wider neighborhood took eleven years to finish, from 1988 to 1999, and the association counts Palmia Court's 262 condominiums against 639 single family homes in the rest of it.

FAQs
Common questions about Palmia Court
How is Palmia Court related to Palmia?
Both open on the same map. Tract 13327, recorded on 30 March 1988 for the Mission Viejo Company, covers 166 acres and states that it was made for financing rather than for building. Palmia Court was then built out on eight later Morse Consulting Group maps filed between 1988 and 1992.
Does the city limit run along Palmia Court?
It does. Tract 14615 draws its eastern boundary as the line between the City of Mission Viejo and unincorporated territory of the County of Orange, so the community ends where the city does.
Are the streets private?
Tract 14615 records its interior ways as private streets, including one named Promenade. The city's address layer records nineteen street names inside the boundary across 1.95 miles.
Where do the street names come from?
Two families. Eleven begin with Paseo, among them Paseo Antica, Paseo Caravella, Paseo Picasso and Paseo Venezia, and eight begin with San, among them San Giorgio, San Lorenzo, San Raphael and San Simeon.
Which schools serve Palmia Court?
