About California Colony
California Colony covers 23.2 acres and records 198 addresses on 198 parcels, one home to a lot, with a median lot of 0.076 acres. Eleven streets serve it and every one carries an English name, including Blandings, Chatham, Darrowby, Kings Lynn, Oxenberg, Paxton, Tegley, Thompson and Wentworth, running 1.28 miles inside the boundary. All 23.2 classified acres sit at 6.5 to 14 homes an acre.
The whole boundary lies in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How California Colony was built
California Colony went up during the 1980s, one of the many neighborhoods the Mission Viejo Company built out under the Spanish and mission design guidelines James Toepfer wrote into the master plan the company had approved back in 1964. Stucco walls, barrel tile roofs and Spanish or Californio-era names were the rule across the young community, which is one reason a tract here settled on the state's own name for itself. Today the neighborhood is organized as the California Colony Community Association, 198 single-family homes managed by Keystone Pacific Property Management.
Like most homes built in Mission Viejo through the 1970s and into the 1980s, houses in California Colony carry membership in Lake Mission Viejo, the private 124-acre lake the Mission Viejo Company impounded across Oso Creek and opened to members on 3 June 1978. Membership became mandatory for homes built after April 1977, so a California Colony address comes with a share of the boating, fishing and beach access that has defined the master-planned community around it ever since.
