Overview
About Casa Loma
Casa Loma covers 10.8 acres and records 144 addresses, every one with a unit designator, on a single parcel. Marguerite Parkway is the only street name the city's address layer records inside the boundary, and the street network measures 0.23 miles, the shortest of the fifty communities in this guide. All 10.7 classified acres sit at 6.5 to 14 homes an acre.
The flood layer places 9 acres in zone X and 1.4 acres in zone AE, the only community in this guide with AE ground apart from Pacific Hills. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How Casa Loma was built
Casa Loma is a Mediterranean-style townhome community built in 1970, in the earliest and fastest-moving years of Mission Viejo's development, the same year Philip Morris took operating control of the Mission Viejo Company. The name means house on the hill in Spanish, and the buildings sit at the edge of the Mission Viejo Country Club in the southern part of the city, along Oso Creek and its greenbelt. The complex holds 144 units in two-story buildings at 25805 Marguerite Parkway.
Casa Loma went up during the same stretch of the early 1970s that saw the Mission Viejo Company dedicate the Marguerite Recreation Center with its Olympic-size pool in 1972 and break ground on Lake Mission Viejo in 1974, the years when the company, newly under Philip Morris ownership, was filling in the hills south of the original town center with the stucco walls and barrel tile roofs called for in its 1964 design guidelines.

FAQs
Common questions about Casa Loma
Why does Casa Loma show only one parcel?
Because Tract 14364 was recorded for condominium purposes over a single lot in 1991. The 144 homes are units within that lot, so the county's parcel layer records one parcel while the city's address layer records 144 addresses, all with unit designators.
When was Casa Loma built?
The ground was subdivided in 1991, on one recorded map surveyed in October 1990 by Morton D. Schwartz of California Property Consultants. It was filed in the City of Mission Viejo, three years after incorporation.
How does Casa Loma meet Marguerite Parkway?
Tract 14364 relinquishes all vehicular access rights along Marguerite Parkway except at driveway locations, so the parkway frontage carries no street connections beyond the community's own driveways.
Is any of Casa Loma in a flood zone?
The federal flood layer the city publishes places 9 of the 10.8 acres in zone X and 1.4 acres in zone AE, which is inside the special flood hazard area with a base flood elevation determined.
Which schools serve Casa Loma?
