Mirasol covers 29.2 acres and records 175 addresses on two parcels, 173 of them with a unit designator. Seven streets run 0.84 miles inside the boundary and each is a European place: Bayonne, Brindisi, Cambria, Catania, Chaumont, Le Mans and Luzern. All 28.9 classified acres sit at 6.5 to 14 homes an acre under Residential Planned Development zoning.
The whole boundary lies in flood zone X. Capistrano Unified serves it, and here the district's locator does not return one answer. Interior points on one side of the community return Philip J. Reilly Elementary, which enrolled 421 students on the 2024-25 federal count, and points on the other return Bathgate Elementary at 570. Both feed Fred Newhart Middle at 1,105 and Capistrano Valley High at 1,991, so only the elementary years follow the address.

How Mirasol was built
Mirasol is one of the smaller neighborhoods in Mission Viejo, tucked into the city's southern section near O'Neill Regional Park, with roughly fifty residents spread across less than a tenth of a square mile. The name carries the Spanish vocabulary written into the master plan from the start: mirasol means looks at the sun, an old Spanish word for the sunflower, in keeping with the mission-style street and neighborhood names James Toepfer specified when he drew up the design guidelines in 1964.
The Mirasol condominiums were built in 1994, 211 units in a traditional style within reach of Lake Mission Viejo, where residents get access to boating and fishing along with the beach at Playa del Norte. By the time Mirasol went up, the lake had already been open to the community for more than fifteen years, dedicated to the Lake Mission Viejo Association in 1977 and opened to members in June 1978, and the neighborhoods filling the hills around it were among the last pieces of the original master plan to be built out.
