Overview
About Greystone
Greystone covers 14.6 acres and records 150 addresses on 150 parcels with no unit designators, so each home holds its own lot. The median lot measures 0.044 acres, which is what a detached small lot plan looks like on the assessor's record. Ten streets run 0.68 miles inside the boundary, among them Devonshire, Lelia Byrd, Loyola, Marquette, Palisades, Palomares and Rubidoux.
All 14.5 classified acres sit at 6.5 to 14 homes an acre and the whole boundary lies in flood zone X. Capistrano Unified serves it, and the district's address locator returns Bathgate Elementary at 570 students, Fred Newhart Middle at 1,105 and Capistrano Valley High at 1,991 from every interior point tested.

How Greystone was built
Greystone is one of the last pieces of Mission Viejo to be built. Its 150 homes went up in 1989 on 14.6 acres, more than twenty years after the first families moved into the new town, and they sit close together: the median lot the city records here is about a twentieth of an acre, and two thirds of a mile of street serves the whole of it. Listing agents still file the neighborhood as Greystone Califia, after the larger Califia section of the city it sits inside.
Philip Morris invested in the Mission Viejo Company in 1969 and bought it outright in 1972, which is how a tobacco company came to build most of this city and held it until 1997. By the time Greystone was framed in 1989 the company had been at work on the surrounding hills for a quarter of a century, which is why this pocket reads denser and newer than the wide 1960s and 1970s tracts around it.

FAQs
Common questions about Greystone
How large are the lots in Greystone?
The city records a median lot of 0.044 acres across 150 parcels. Each home holds its own lot, since none of the 150 addresses carries a unit designator, which makes this a detached plan on unusually tight ground.
Who mapped Greystone?
Crosby and Associates Inc., with James E. Crosby signing as registered civil engineer 13557. He surveyed Tract 12919 in April 1987 and Tract 13553 in November 1988, and the second map is the one that created the community as it stands.
When was Greystone recorded?
Tract 12919 was recorded in 1988 and Tract 13553 in 1989, both in the City of Mission Viejo. They are among the first maps here filed in the city rather than in unincorporated county territory.
Who maintains the slopes?
Tract 12919 states that its lettered lots are not separate building sites and were granted in fee to the homeowners association of the tract for slope maintenance purposes.
