Overview
About Aegean Heights
Aegean Heights covers 51.7 acres of Mission Viejo and holds 268 addresses on 268 parcels, one home to each lot, with a median lot of 0.069 acres. Its eighteen streets run to 2.14 miles inside the boundary and twelve of them carry a name out of classical myth, among them Apollo, Athena, Daphne, Leto, Minerva, Olympus, Perseus, Triton, Venus and Vesta. The city's general plan splits the ground between 29.1 acres at the lower density of 3.5 to 6.5 homes an acre and 20.1 acres at 6.5 to 14, with 2 acres kept as recreation and open space.
The federal flood layer places 50 of those acres in zone X and leaves 1.7 acres in zone A. Saddleback Valley Unified serves the boundary. The district sets campus assignment through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How Aegean Heights was built
Aegean Heights was established in 1973 and built out through the late 1970s, at a time when the ground it sits on was still unincorporated Orange County. The neighborhood grew up alongside the rest of Aegean Hills while the young city of Mission Viejo, still years from its own incorporation, was filling in around it under the Mission Viejo Company's master plan. That gap between building and belonging is the reason Aegean Heights has a civic history separate from most of its neighbors.
Mission Viejo itself did not incorporate until 31 March 1988, and Aegean Hills stayed outside the new city's boundary even after that. It took a separate vote of the residents, and the annexation was approved in 1992, four years after cityhood, before Aegean Heights and the surrounding Aegean Hills area formally joined Mission Viejo. Today the Aegean Heights Homeowners Association governs a 266-unit planned residential development within that annexed pocket of the city.
