            History

            How Rancho Niguel Sub Association II was built

            Rancho Niguel covered 13,316 acres of the San Joaquin Hills. Governor Juan B. Alvarado granted it to Juan Avila in 1842 and it took its name from Niguili, an Acjachemen village. Avila was judge of the plains at Los Angeles in 1844 and justice of the peace at San Juan Capistrano in 1846, and he held the grant through the American takeover until the droughts of 1863 and 1864 killed his herds and forced the sale to John Forster in 1865. Lewis Moulton and Jean Pierre Daguerre bought in during 1895 and built the ranch up to 22,000 acres, and their families divided the land in 1951.

            This association came out of the AVCO era, after AVCO Community Developers bought the Laguna Niguel Corporation in 1971. The city's record puts its years built between 1983 and 1992 with a median of 1986, and 141 of its homes carry that single year, so about half of the 296 homes went up at once. The ground is even, from 391 feet to 481 feet, and every home drains to Aliso Creek.
