The community was built in 1989 on twelve acres of level ground in the part of the city known locally as the Lake Area, and every one of its 266 addresses carries a unit designator in the city's record, so all of the housing is attached.
The Moulton and Daguerre families divided the land in 1951, the Laguna Niguel Corporation bought the Daguerre share in 1959 and had Victor Gruen draw a 7,100 acre town plan, and AVCO Community Developers took over in 1971. Expressions names Rancho Niguel Master Community Association as its master, one of thirteen communities in the city that do, and the whole boundary drains to Aliso Creek.
