            Pacific Ranch

Forty-two acres of gated condominium homes on streets named for game fish, built across four years in the middle 1980s.

            Overview

            About Pacific Ranch

Pacific Ranch covers 42.4 acres measured against the city's published boundary, and it is the densest community of its size on the register: 569 residential addresses inside 42 acres, with 567 of them carrying a unit designator. The assessor classes 558 as condominium units and eight more as multi-family dwellings. Eleven named streets serve the community across 1.73 miles, seven of them named for game fish or the sea, among them Pompano, Coho, Yellowtail, Bluefish and Seahorse, with Ranch Lane and Huntington Street completing the loop.

City zoning and the general plan both read the whole boundary as residential medium density. The assessor's median building is 1,340 square feet with a tenth to ninetieth percentile band of 1,079 to 2,475, and only five addresses in the community carry a pool on the record, which is what one expects where recreation is held in common rather than lot by lot. The whole community sits outside the Coastal Zone appeal jurisdiction. McCallen Park lies within 250 meters, and the city bus stop layer records eight stops within the same distance.

            History

            How Pacific Ranch was built

Pacific Ranch is 569 homes across about 42 acres, of which 556 were finished in the 1980s beginning in 1984. It was built as a mix of villa condominiums and townhomes, and the county holds five recorded maps over the ground, all surveyed by Walden and Associates, from TR 12027 on 9 August 1984 through TR 12526 on 12 January 1987.

The street names here are a small joke on the word ranch. Pompano, Coho and Yellowtail are fish, Seabluff and Sunray are the coast, and only Ranch Lane itself keeps the promise on the sign. The ground under all of them grew lima beans, celery and sugar beets before any of this, on a plain where Holly Sugar ran a processing plant that was later converted into an oil refinery.

            FAQs

            Common questions about Pacific Ranch

Are the homes in Pacific Ranch condominiums?

Yes. Of the 569 residential addresses the city records inside the boundary, 567 carry a unit designator, and the assessor classes 558 as condominium units with eight more as multi-family dwellings. The median building is 1,340 square feet.

            When was Pacific Ranch built?

Between 1984 and 1988. Walden and Associates surveyed five recorded maps over the ground, from TR 12027 on 9 August 1984 through TR 12526 on 12 January 1987. The assessor dates 556 of the 563 homes to the 1980s, with a median year built of 1987.

            How big is Pacific Ranch?

Measured against the boundary the City of Huntington Beach publishes, Pacific Ranch covers 42.4 acres and holds 569 residential addresses, which makes it the densest community of its size on the city's association register. Eleven named streets serve it across 1.73 miles.

What was on the land before Pacific Ranch?

The county's recorded tract layer still shows TR 77, surveyed by Geo. W. Spencer and recorded on 7 July 1917, covering 46.3 percent of the boundary, and the city's own land records name an East Side Villa map recorded on 6 June 1906. The modern subdivision was drawn over both in the 1980s.

            Which schools serve Pacific Ranch?

Huntington Beach Union High School District's published attendance boundary places the whole community in the Huntington Beach High area. Huntington Beach City School District's own locator returns Agnes L. Smith Elementary and Ethel Dwyer Middle, agreeing at all three interior points tested.
