            Peninsula Park

Eighteen acres, ninety-one homes and three street names, recorded on a single map and built inside two years.

            Overview

            About Peninsula Park

Peninsula Park covers 18.4 acres measured against the city's published boundary and sits entirely inside the Holly-Seacliff Specific Plan area. The address layer records 102 addresses inside the line and types 91 as residential, all classed single-family by the assessor with no unit designators. Three named streets serve them across 0.64 miles: Chandon Lane, Redford Lane and Brentwood Drive. Only Coral Cay, with the same count, has fewer names on this register.

The assessor's median building is 3,211 square feet with a tenth to ninetieth percentile band of 2,903 to 3,213, on a median lot of 5,823 square feet, and 42 of the 91 dwellings carry a pool. City zoning reads the whole boundary as specific plan designation and the general plan designates 77.0 percent of it residential low density. The boundary fills 72.7 percent of its own convex hull. The community sits outside the Coastal Zone appeal jurisdiction, no city park land falls inside it or within 250 meters, and the bus stop layer records four stops within that distance.

            History

            How Peninsula Park was built

SeaCliff Country Club opened nearby in 1966 with a course by the architect J. Press Maxwell, and it set the tone for everything that followed once the oil leases here were retired. The houses came late. All 91 homes in Peninsula Park were finished in 2000 and 2001 on about 18 acres, late in the city's building history rather than at the beginning of it.

The three streets are Chandon Lane, Redford Lane and Brentwood Drive, which is naming borrowed from wine country and west Los Angeles rather than from anything local. A hundred years earlier the same ground would have been in beans or celery, and fifty years earlier it would have had a derrick on it.

            FAQs

            Common questions about Peninsula Park

            When was Peninsula Park built?

In 2000 and 2001. The assessor record carries a year built on 91 homes inside the boundary and every one falls in those two years. The single recorded map over the ground, TR 15675, was filed on 14 October 1999.

            How big is Peninsula Park?

Measured against the boundary the City of Huntington Beach publishes, it covers 18.4 acres. The city address layer records 102 addresses inside it, 91 of them residential, on three named streets running to 0.64 miles.

            How large are the homes?

The assessor's median building is 3,211 square feet on a median lot of 5,823 square feet, with the tenth to ninetieth percentile band from 2,903 to 3,213 square feet. Forty-two of the 91 dwellings carry a pool.

            Who subdivided Peninsula Park?

Walden and Associates surveyed TR 15675, recorded on 14 October 1999 at MM 791/46-50, which covers 99.1 percent of the boundary. The county's georeferenced images of that map run from sheet 2 to sheet 5, so the owner's certificate naming the subdivider is not among the sheets published.

            Which schools serve Peninsula Park?

Huntington Beach Union High School District's published attendance boundary places the whole community in the Huntington Beach High area. Huntington Beach City School District's own locator returns Huntington Seacliff Elementary and Ethel Dwyer Middle, agreeing at all three interior points tested.
