About Los Caballeros
Los Caballeros covers 4.99 acres on Newhope Street, where the city's address layer records 268 homes and the county assesses 187 parcels. The assessor records two bedrooms on 98 of those parcels, one on 44, four on 36 and three on seven, with a median building area of 1,092 square feet on a median lot of 644 square feet. The city's landscape survey maps three swimming pools inside the boundary.
The general plan designates the whole site Specific Plan, so density comes from the plan adopted for the site rather than a citywide range. FEMA places 98.7 percent of the ground in Zone X as an area with reduced flood risk due to levee, and the remaining 1.3 percent in Zone A. Garden Grove Unified files this land in study area 141A of its own school locator, which feeds Mamie L. Northcutt Elementary, Stephen R. Fitz Intermediate and Los Amigos High.

How Los Caballeros was built
Los Caballeros is Spanish for the horsemen, and by extension the gentlemen. The name belongs first to the sports club across the street, founded on Newhope in 1977 as a private membership club on about twelve acres, which grew into one of the largest racquet and fitness clubs in Orange County. The homes here carry the club's name and were built alongside it, the earliest in 1983 and the last as recently as 2007, 268 of them on five acres with three pools.
A private tennis and swim club on Newhope in 1977 was a sign of how completely the city had changed. Twenty years earlier this was Talbert, a farm village of 189 registered voters that incorporated as Fountain Valley in 1957 and elected James Kanno, a Nisei engineer interned at Poston during the war, as one of the first Japanese American mayors in the mainland United States. The first tract broke ground in 1962; the population passed 55,000 by 1980.
