Overview
About Ash Street Cottages
Ash Street Cottages runs 10.5 acres immediately west of downtown Brea, and its 98 addresses spread across a dozen short streets almost all of which are named for garden plants: West Honeysuckle Lane carries the largest share at 33 homes, then West Ash Street, South Tea Lane, West Lavender Lane, South Rosemary Lane, South Sweet Gum Lane, North Iris Lane and North Tulip Lane. The parcel layer counts 112 parcels inside the boundary, 111 of them residential, on lots running to a median of 0.053 acres with houses to a median of 1,613 square feet and three bedrooms.
The city's tree inventory records 81 street trees inside these 10.5 acres, which is a dense canopy for a footprint this small and is a direct consequence of the lot pattern: narrow frontages put more parkway trees per acre than a hillside tract does. The general plan carries 8.7 acres here as High Density Residential and none of the boundary falls in an elevated fire class. Ash Street Cottages is close in to the Brea Olinda campuses, with Laurel Elementary 0.35 miles away, Brea Junior High 0.47 miles and Brea Olinda High 1.6 miles.

How Ash Street Cottages was built
The old grid spent most of a century in the shadow of the Brea Mall a mile east. Several revitalization schemes came to nothing before the city took the bold route in the 1990s, acquiring sixty acres of the center, moving a few historic houses and clearing the blocks north of Imperial Highway and Brea Boulevard. The rebuilt downtown put shops and restaurants along Birch Street and deliberately put people next to them: about 250 new homes went in within a mile of the center, ninety-six of them single-family garden homes.
Ash Street Cottages belongs to that moment. Its ninety-eight small-lot houses were built between 1995 and 1997 on lanes named Cottage, Iris, Tulip, Tea, Rosemary and Sweet Gum, a few minutes' walk from the promenade, on ground the original town maps of 1908 and 1911 both cover.
