About Montanera
Montanera covers 33.6 acres on the canyon side above Santa Ana Canyon Road, on five streets over six tenths of a mile: Cielo Vista, San Vicente, Via Montanera and Via Sabia, off Anaheim Hills Road. The city records 120 addresses on 40 parcels, 39 of them detached single family, and the median lot is 19,800 square feet, close to half an acre. The general plan splits the boundary between 22.7 acres of Residential Estate at up to 1.5 homes to the acre and 11.0 acres of Residential Low Medium Hillside.
Zoning follows the same split, 20.2 acres Hillside Single-Family Residential at a 22,000 square foot minimum and 11.0 acres Multiple-Family Residential. Thirty-two of the 40 parcels carry a pool on the assessor record, four in five. The city's footprint layer measures the houses at a median 3,232 square feet of ground floor. The boundary lies wholly in ZIP 92807 and in flood zone X, and Montanera sits in Orange Unified School District.

How Montanera was built
Montanera is the Spanish for something of the mountain, and the streets keep to that. Via Montanera runs through the middle, Cielo Vista is the view of the sky, Via Sabia the wise road, and San Vicente takes a saint's name. Anaheim Hills Road runs along the edge, which is the plainest name in the neighborhood and the newest.
Anaheim Hills itself began on 30 October 1970, when Santa Anita Consolidated took deed to 4,200 acres of the ranch to build a planned community, and a Texaco Ventures joint venture took over the residential land in August 1971. The first neighborhood, Westridge, opened in July 1972, and the city bought a separate 300 acres for a golf course that Richard Bigler laid out and that opened the same year. Montanera came early in that build out, its houses dated from 1977 with 1978 the median year and a few later additions running to 2009. The lots are generous by Anaheim Hills standards at close to half an acre, and thirty two of the hundred and twenty homes have a pool. The community is one of the pieces that made Anaheim Hills a place of larger lots than the subdivisions on the flats below it.
