            Overview

            About Old Bridge

Old Bridge covers 44.3 acres above Fairmont Boulevard, on eight streets over nine tenths of a mile: Bridge View, Country Hill, Del Giorgio, Mill Stream, Old Bridge and Stone Creek among them. The city records 88 addresses on 81 parcels, 80 of them detached single family, and the median lot is 20,900 square feet, close to half an acre. The general plan designates the whole boundary Residential Estate at up to 1.5 homes to the acre, over Hillside Single-Family Residential zoning at a 22,000 square foot minimum.

Sixty-five of the 81 parcels carry a pool on the assessor record, four in five, one of the highest proportions in this section. The city's footprint layer measures the houses at a median 3,060 square feet of ground floor and reads 45 as single-story against 32 at two, an unusual balance for lots this size. The boundary lies wholly in ZIP 92808 and in flood zone X, and Old Bridge sits in Orange Unified School District.

            History

            How Old Bridge was built

On 30 October 1970, 4,200 acres of the Nohl Ranch were deeded to Santa Anita Consolidated to create the Anaheim Hills planned community. By August 1971 a joint venture of Texaco Ventures and Anaheim Hills, Inc. held the ground and construction had started. Anaheim Hills was the first residential development anywhere to use landform grading, which rounds and rolls the cut slopes so they read as natural hillside instead of the stepped terraces every other hillside tract of the period got. That decision is the reason the hills here still look like hills.

The names in this small neighborhood of 88 homes all describe water and crossings: Old Bridge, Bridge View, Mill Stream and Stone Creek, with Country Hill and Fairmont running out to the edges. The houses date mostly to 1977 through the early 1980s, with 1979 the median year.
