Fairmont Knolls

Fairmont Knolls covers 655.5 acres and holds 1,613 addresses on 1,596 parcels, at a median lot of 0.171 acres, filling 94.9 percent of its own convex hull. It carries ten separate zoning categories, more than any other zone in the city: 173.1 acres Residential Urban, 129.1 acres Planned Development, 94.5 acres Residential Agriculture, 87.8 acres Residential Low Density, 34.2 acres Residential Estate, 16.7 acres Residential Multiple, 15.6 acres Public and Semi-Public, 8 acres Commercial General, 3.8 acres Residential Multi-Family 20 and 1.8 acres Commercial Office. Seventy named streets carry 16.19 miles of centerline, 117 segments of it private.

Six parks sit inside the boundary. Gun Club Road Linear Park runs 11.5 acres, Mustang Fields covers 8.9 acres at 4351 Fairmont Boulevard with a playground, restrooms, a baseball field, a pickleball court, barbecues, picnic tables, parking and lighting, Jessamyn West Park 6.9 acres at 19115 Yorba Linda Boulevard, Rio Del Oro Park 6 acres, Fairmont Knolls Park 4.1 acres with a tennis court, and Lucia Kust Park 1.2 acres. The Gun Club trail runs 1.51 miles of the 5.67 miles of trail inside the boundary, and the city's point layer marks three hitching posts and a water trough along the network. Yorba Linda High School stands here on 66 acres at 19900 Bastanchury Road. Fire exposure is the lightest in the city, 16.2 acres rated Moderate against a tenth of an acre Very High, and the city records 120 septic systems inside the boundary.

Fairmont Elementary is named for the boulevard, and the boulevard runs across land that came out of the 13,328 acre Rancho Canon de Santa Ana, the grant Mexican governor Jose Figueroa gave Bernardo Yorba in 1834. Yorba grazed cattle across the rancho from a two story adobe of some fifty rooms until his death in 1858.

A working set of streets names the animals a rancho actually depended on. Via del Caballo is the horse, Via del Buey the ox, Via de la Mula the mule, Via del Ganadero the cattleman, and Via del Prado, Via del Valle and Via de los Robles, the way of the oaks, put them somewhere. Jessamyn West Park honors the Quaker novelist who moved to Yorba Linda as a child, sat in a Sunday school class taught by Frank Nixon, was Richard Nixon's second cousin through the Milhous line, and wrote The Friendly Persuasion, filmed in 1956 with Gary Cooper. Gun Club Road Linear Park, Mustang Fields and Rio del Oro Park fill out the open space.
