Overview
About Enclave and Villagio
Enclave and Villagio covers 98.1 acres and holds 350 addresses on 158 parcels, at a median lot of 0.349 acres. The gap between the two counts is condominium ownership: the county's own legal descriptions on the parcels here read as condominium projects rather than lots, which is why the assessor land use code reaches only six of the 158. The whole polygon is zoned Planned Development under the city's district 29 and the general plan designates every parcel R-Medium. Thirty-eight named streets carry 3.54 miles of centerline and 131 of the 159 segments are private, the highest private share of any zone in the city. All 350 addresses are flagged as being in a homeowners association, and the city sweeps none of the streets.
The names come in two sets that do not overlap. Auburn Lane, Baylor Street, Brown Street, Cornell Lane, Duke Drive, Penn Place, Princeton Place and Yale Street sit on one side, and Villa Galeto, Villa Medici, Villa Modena, Villa Palazzo, Villa Pasado, Villa Quintana, Villa Ravello, Villa Torino, Calabria Court, Sorrento, Turin and Vercelli Court on the other. The hazard picture is mild for a hill zone: the 2025 fire hazard severity layer rates 25.8 acres High, 25 acres Moderate and 21.7 acres Very High, and no address here is flagged high fire severity. What the city does flag is ground movement: 129 of the 350 addresses sit in a landslide zone, and the state layer covers 32.6 acres of the boundary.

How Enclave and Villagio was built
These are two adjacent developments off Bastanchury Road, and each drew its street names from a different world. The road itself carries the name of the Basque ranching family whose land the Pacific Electric crossed when it built a branch south to Fullerton in 1917, on the same system whose La Habra to Yorba Linda line had reached this town in 1911.
The Enclave took American colleges. Auburn Lane, Baylor Street, Brown Street, Cornell Lane, Duke Drive, Penn Place, Princeton Place and Yale Street all sit within a few blocks of each other. Villagio went to Italy instead, with Calabria Court, Ferrara, Giovanni, Sorrento, Turin and Vercelli Court, and then a whole run of villas at Villa Medici, Villa Modena, Villa Palazzo, Villa Ravello, Villa Torino, Villa Galeto, Villa Pasado and Villa Quintana.

FAQs
Common questions about Enclave and Villagio
Why are there more addresses than parcels?
Because the housing here is held as condominium projects. The city's address layer records 350 addresses inside the boundary while the parcel layer records 158 parcels, and the county's legal descriptions on those parcels read as condominium projects rather than individual lots.
Are the streets private?
Mostly. Of the 159 centerline segments inside the boundary, 131 are recorded private and 28 public. The city sweeps none of the 350 addresses, and it flags every one of them as being inside a homeowners association.
Which schools serve Enclave and Villagio?
Mabel M. Paine Elementary, Yorba Linda Middle and Yorba Linda High, on the attendance boundaries the city publishes, all three covering the whole polygon. Mabel M. Paine enrolled 419 students on the 2024-25 federal count, Yorba Linda Middle 818 and Yorba Linda High 1,631.
When was it built?
Tract 16987 was recorded in February 2008 and three more maps followed in March 2016. The county assessor carries no year built on any parcel inside this boundary, so the recorded maps are the date the public record supports.
What are the hazard ratings?
The 2025 fire hazard severity layer rates 25.8 acres High, 25 acres Moderate and 21.7 acres Very High, and no address here is flagged high fire severity. The state landslide zone layer covers 32.6 acres, and the city flags 129 of the 350 addresses as sitting in a landslide zone.
