            Colony Crest II

Forty seven homes on one private street above Cannon, recorded in 1976 by the G. L. Lewis Company as Colony Crest de Ville.

            Overview

            About Colony Crest II

Colony Crest II is one street. Every address inside the 25 acre boundary sits on Crest De Ville, 47 of them across 69 recorded parcels. Only Loma Street was dedicated to the public; the street inside is private, with an irrevocable access easement granted to the city, and the owners also dedicated a 12 foot equestrian easement and a 10 foot sewer easement across the tract. The residential ground is zoned single family on 8,000 square feet and the median parcel measures 0.180 acres, so the lots run comfortably above the zoning minimum.

The city draws the boundary in three parts and the general plan designates all but a tenth of an acre of it for low density housing. Cerro Villa Park, which the city records as a passive park at 5850 Crest de Villa, sits at the head of the same street. The association that runs the tract is registered as Colony Crest de Ville. None of the addresses here carries a unit designator, so the housing is detached throughout, and the city's parcel record assigns 70 parcels to Nohl Canyon Elementary, Cerro Villa Middle and Villa Park High.

            History

How Colony Crest II was built

Santiago Dam was built between 1929 and 1931 to make Irvine Lake and feed the groves, sending water by pipeline and flume through Peters Canyon Reservoir to Villa Park and Orange, and Orange County completed Villa Park Dam in 1963 for flood control on Santiago Creek. With the creek controlled and water on the hill, the slopes above Cannon Street became buildable, and Orange spread east into them through the 1960s and 1970s.

The neighborhood itself dates from 1977, forty seven houses laid out along one private street by the G.L. Lewis Company under the name Colony Crest de Ville, which is where the street name Crest de Ville comes from: the builder's own name for the tract, kept on the sign. Irvine Regional Park and Santiago Oaks are both minutes uphill, the first of them the oak grove James Irvine Jr sold to the county for a dollar in 1897 on condition it stay looking natural, the second built around a dam that has stood in the creek since 1892.

            The Colony Crest II lifestyle

The city's park, trail and facility layers return nothing inside this boundary. That is the published record rather than a gap in the research, and no amenity is described here that the city does not publish.

Orange publishes the assigned school on every parcel in the city, which means the campuses below are the ones the city itself sends this boundary to rather than the ones that happen to be nearest. The city's parcel record assigns every parcel here to Nohl Canyon Elementary for elementary, every parcel here to Cerro Villa Middle for middle and every parcel here to Villa Park High for high. Enrollment is the 2024-25 federal count.

            FAQs

Common questions about Colony Crest II

            Who built Colony Crest II?

The G. L. Lewis Company, a California corporation, subdivided it. The owner's certificate on the recorded map was signed by G. L. Lewis as president and Bonnie C. Lewis as secretary in March 1976, and the county filed the map on 16 April 1976.

            Is the street private?

Yes. The recorded map dedicated only Loma Street to the public and created the street inside the tract as private, with an irrevocable access easement granted to the City of Orange. The owners also dedicated a 12 foot equestrian easement and a 10 foot sewer easement.

How many homes are in Colony Crest II?

The recorded map created 47 numbered lots and twenty two non buildable lettered lots, and the city's address layer still records 47 addresses inside the boundary, all of them on Crest De Ville. None carries a unit designator, so the housing here is detached.

            What is the association called?

Colony Crest de Ville. The city's own lot line adjustment records name the Colony Crest de Ville Community Association as a party alongside the individual owners, which is the formal name for the community the register lists as Colony Crest II.

Which schools serve Colony Crest II?

Orange publishes an assigned school on every parcel, and the city's record assigns all 70 parcels here to Nohl Canyon Elementary, which enrolled 524 students on the 2024-25 federal count, Cerro Villa Middle at 747 and Villa Park High at 2,023.
