About Southridge
Southridge covers 219 acres around Via Escola, holding 835 addresses on 2.41 miles of public street. All 213 zoned acres are Planned Community, so lot sizes here were set by the approved plan rather than a standard minimum, and the median parcel measures 0.150 acres. Sixty one of the 219 acres are designated open space in the general plan and two more as parkland, which is a little over a quarter of the boundary held out of building.
Two hundred and thirty seven of the addresses carry a unit designator, so a substantial part of what stands here is attached housing alongside the detached lots, which matches a plan built around six separate housing products. Belmont Park, which the city records as a 2.1 acre passive park at 4536 East Via Escola Avenue, sits inside the boundary. The street names run through English towns and surnames, Ashford, Bentley, Blackburn, Bradford, Chevington, Cornwall, Coventry, Danbury, Hampton and Hastings among them. Every parcel here is assigned to Nohl Canyon Elementary, Cerro Villa Middle and Villa Park High.

How Southridge was built
The ground is the old Nohl Ranch. Louis E. Nohl took a deed on 6 October 1943 to the Santa Ana Canyon land the Bixby family had held since the 1880s, 5,800 acres running along the south side of the canyon with 1,100 head of cattle on it and avocado and orange groves besides. On 30 October 1970, 4,200 acres of it were deeded to Santa Anita Consolidated to become Anaheim Hills, and the first houses there opened in July 1972. The hills on the Orange side of the ridge were built out later, and this is one of them.
Southridge was entitled for a thousand homes and built in four phases with six different housing types from 1989. When the plans came back in December 1991 the developer told the city it was asking for nothing beyond the original thousand and had added a park to replace one lost earlier, and the duplexes planned north of Via Escolar were changed to detached houses, with the attached homes moved to the south side. About twelve acres at the southern end sit under a Southern California Edison easement kept as permanent open space, which is why the neighborhood has a green edge it did not have to buy.
