            Overview

            About Pelican Heights

Pelican Heights covers 73.02 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 98 addresses inside that line across 9 streets. The street names alternate Via and Vista: Via Burrone, Via Palladio, Via Brezza, Via Emilia, Via Naples against Vista Luci, Vista Tramonto, Vista Lesina and Vista Alberi. The median of the 119 parcels the city draws here runs 12,397 square feet. The city records 104 buildings inside the boundary carrying 97 dwelling units, and the city registry marks the association gated.

Pelican Heights is drawn as one unbroken part and rests on a single recorded tract, TR 14070, which reached the county recorder in July 1999. More than nine years separate it from the earliest tract recorded inside Newport Coast. The city land use layer files most of the ground as Planning Area 2A - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 73.0 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

            History

            How Pelican Heights was built

The 1988 agreement that released the coast preserved more than 6,000 acres of continuous open space and kept 1,600 acres private. Pelican Heights belongs to the final phase, built between 1999 and 2003, which is why the houses here are so much larger than those in the neighborhoods built at the start of the 1990s. The whole of Newport Coast became part of the City of Newport Beach on January 1, 2002.

Every street here is Italian and most of them describe something real. Via Burrone is ravine road, and there is a ravine. Vista Tramonto is sunset view. Via Brezza is breeze. Vista Alberi is a view of trees. Vista Luci is lights. Two of the names reach further: Via Palladio for Andrea Palladio, the sixteenth century architect whose villas shaped the way Americans build columned porches, and Via Emilia for the Roman road that has run straight across northern Italy since 187 BC.

            When was Pelican Heights built?

The first tract map, TR 14070, was recorded on July 7, 1999 at map book page MM 788/21-29. MDS Consulting engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
