Overview
About Pacific Ridge
Pacific Ridge covers 255.4 acres of Newport Coast in 66 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 340 addresses inside that line across 37 streets. Thirty seven streets, named for the weather and for what can be seen from them: Pacific Mist, Seawatch, Observatory, Shadowcast, Morning Light, Stargazer, Night Sky, Star Catcher, Secret View and Lookout Hill. The median of the 446 parcels the city draws here runs 8,451 square feet. The city records 389 buildings inside the boundary carrying 329 dwelling units, and the city registry marks the association gated.
The city draws Pacific Ridge in sixty six separate parts, more than any other association in Newport Coast, and Coastal Peak Park sits wholly inside it, reaching 11.17 acres. Six recorded tract maps carry the association and Douglas Bender and Associates engineered every one of them. The city land use layer files most of the ground as Planning Area 5 - Residential Medium-Low Density. The school district line runs through the boundary: clipping the county district layer returns 212.4 acres in Newport-Mesa Unified and 43.0 acres in Laguna Beach Unified. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Pacific Ridge was built
The houses arrived in two waves a decade apart. Taylor Woodrow Homes built Belcara, 107 courtyard homes, and Pienza, 70 homes, both in 2004. Then nothing for years, until The New Home Company came back and built Fiano between 2015 and 2016, 40 large houses that closed out the master plan more than a quarter of a century after the first grading began in 1990.
The street names split into two clear families. One is sky and navigation: Observatory, Stargazer, Star Catcher, Night Sky, Sundial, Meridian, Compass, Morning Light, Seawatch and Lookout Hill. The other is the plants of the hillside, Coastal Oak, Sycamore, Eucalyptus, Cottonwood, Needlegrass, Lantana and Tuscan Blue, which is a variety of rosemary. Between them they describe a place high enough to see both the ocean and the stars, which is what the whole neighborhood was laid out to do.

Douglas Bender and Associates engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
