The address layer records fourteen streets, split between Drives named for the view and Vias named for stones and colors: Via Coralle, Via Rubino, Via Diamante, Via Ambra, Via Giada. The median of the 245 parcels the city draws here runs 11,345 square feet. The city records 240 buildings inside the boundary carrying 206 dwelling units, and the city registry marks the association gated.

The city draws Ocean Heights across four separate parts, and the median parcel inside it measures 11,345 square feet. Its three recorded tracts run from August 1992 to June 2000. The city land use layer files most of the ground as Planning Area 2C - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 102.4 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

            History

            How Ocean Heights was built

The 1988 agreement that finally released this coast protected more than 6,000 acres of continuous open space and kept 1,600 acres private, and construction across Newport Coast began in 1990. Ocean Heights is the association behind three later neighborhoods. Perazul came first with 98 homes between 1999 and 2001, then Strada with 42 homes in 2000 and 2001, then Cassis with 66 homes between 2001 and 2003. All of it was annexed into Newport Beach on January 1, 2002, while Cassis was still being finished.

The names cross languages in a way that tells you which builder was working where. Via Diamante and Via Ambra are Italian for diamond and amber. Strada is simply the Italian word for road. Cassis is a fishing port on the French Mediterranean under the limestone cliffs east of Marseille, and it is also the name of the blackcurrant liqueur. Perazul borrows the Spanish azul, blue. Overlook Drive, the busiest street in the boundary, gives up on all of it and says what the place actually does.

The district’s own school locator was probed at 50 real addresses inside the boundary, one to each 300 foot grid cell rather than at a handful of interior points, and returned the same campuses at every address it answered for. Newport Coast Elementary, 6655 Ridge Park Road, Newport Beach, teaches grades TK-6 and the federal count recorded 429 students there in 2024-25. Corona del Mar Middle and High School share one campus at 2101 Eastbluff Drive, teaching grades 7 through 12, and the federal count records the two together at 2,106 students.

            When was Ocean Heights built?

The first tract map, TR 14487, was recorded on August 27, 1992 at map book page MM 692/1-8, and the last of the 3, TR 15400, on June 22, 2000. CDC Engineering engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
