Overview
About Altezza
Altezza covers 20.22 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 111 addresses inside that line across 11 streets. Every street inside the gate ends in a Drive and carries an Italian word: Terraza, Splendore, Lucania, Ultima, Suprema, Riva, Mattina, Valore, Classico and Domani. The city parcel layer records 125 parcels inside that line. The city records 26 buildings inside the boundary carrying 110 dwelling units, and the city registry marks the association gated.
The county assessor records twenty nine parcels against a hundred and eleven addresses here, the signature of attached housing held on shared legal lots rather than one lot to a home. The city land use layer files most of the ground as Planning Area 2B - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 20.2 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Altezza was built
What finally allowed building here was a compromise reached in 1988: trails and habitat across more than 6,000 acres of continuous open space, with only 1,600 acres of the remaining land kept private. Construction started in 1990, and Altezza was among the first neighborhoods out of the ground, with its 110 homes going up between 1990 and 1998. The whole of Newport Coast was annexed into the City of Newport Beach on January 1, 2002, so the earliest owners here bought in unincorporated county territory and woke up one morning as residents of Newport Beach.
Altezza is Italian for height, and the naming carries straight through the street plan. Mattina is morning, Splendore is splendor, Classico is classic, Riva is the bank or shore, Ultima is the last one, and Lucania is the old name for the region of southern Italy that is now Basilicata. Terraza, the busiest address run in the neighborhood, is the terrace. The coastal half of Newport Coast was given Italian names throughout while the inland half above the ridge was given French ones, and a driver crossing Newport Coast Drive changes language without noticing.

Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
