How Evergreen Ridge was built
Evergreen Ridge's 285 single-family homes went up fast: the large majority were completed within about one year, 1983 to 1984, in a Cape Cod style with floor plans running from 1,206 to 1,647 square feet and two to three bedrooms. The neighborhood sits in Mission Viejo North near the 241 toll road and El Toro Road, within walking distance of Trabuco Hills High School and close to the shops at Trabuco Hills Center and Portola Plaza.
Housing demand across Mission Viejo ran high enough through the late 1970s and 1980s that whole neighborhoods routinely sold out before construction had even begun, and Evergreen Ridge's compressed build-out fits that pattern. Its homeowners association bundles in access to Lake Mission Viejo, the private lake the Mission Viejo Company opened to members on June 3, 1978, so the lake was already an established amenity, not a new one, by the time Evergreen Ridge's first residents moved in five or six years later.
