Overview
About Cypress Point
Cypress Point covers 38.1 acres and records 211 addresses, all with unit designators, on three parcels. Nineteen streets run 1.78 miles inside the boundary and the naming is a single idea carried the whole way through: Augusta, Bermuda Dunes, Colonial, Gleneagles, Inverness, Killarney, La Costa, Merion, Muirfield, Pebble, Pinehurst, Princeville, Saint Andrews, Spyglass and Turnberry are all championship golf courses. All 37.9 classified acres sit at 6.5 to 14 homes an acre.
The whole boundary lies in flood zone X. Capistrano Unified serves it, and the district's address locator returns the same assignment at every interior point tested: Castille Elementary, which enrolled 482 students on the 2024-25 federal count, then Fred Newhart Middle at 1,105 and Capistrano Valley High at 1,991.

How Cypress Point was built
Cypress Point is a contemporary condominium neighborhood built in 1986 at the edge of the Casta del Sol Golf Course, the public 18-hole course the Mission Viejo Company had opened twelve years earlier, in 1974. The development holds 108 units near Marguerite Parkway and Alicia Parkway, built as the master-planned community moved into its later, higher-density infill phase in the mid-1980s.
The neighborhood's setting explains its layout: built against an existing golf course rather than open ground, its streets and units follow the fairways, with many looking out over the course and, from the higher lots, toward Saddleback. Its streets carry the same idea in their names, from Augusta and Pebble to Muirfield, Spyglass and Turnberry, all of them championship courses.

Who developed Cypress Point?
The Mission Viejo Company. Its name appears in the owner's certificate on Tract 8771, recorded in February 1980, signed by two of the company's vice presidents.
