Overview
About Auburn Ridge
Auburn Ridge covers 44.6 acres and records 240 addresses on 240 parcels, one home to a lot, with a median lot of 0.107 acres. Seven streets serve it and every one carries an English place name, Ashford, Baronet, Brandon, Bridgeton, Durham, Somerly and Strafford, running 1.52 miles inside the boundary. All 44.5 classified acres sit at 3.5 to 6.5 homes an acre, the lower of the city's two common residential densities.
The whole boundary lies in flood zone X. Capistrano Unified serves it, and the district's address locator returns the same assignment at every interior point tested: Bathgate Elementary, which enrolled 570 students on the 2024-25 federal count, then Fred Newhart Middle at 1,105 and Capistrano Valley High at 1,991.

How Auburn Ridge was built
Auburn Ridge's homes went up in 1987 and 1988, the final two years Mission Viejo spent as unincorporated county territory. Residents voted for cityhood in 1987, and the city incorporated on 31 March 1988, so this neighborhood's 240 detached houses were among the last pieces the Mission Viejo Company built before that vote closed out county rule here.
Where earlier Mission Viejo neighborhoods such as Finisterra and Baja Oso carried Spanish names under the master plan's mission theme, Auburn Ridge's seven streets, Ashford, Baronet, Brandon, Bridgeton, Durham, Somerly and Strafford, are English instead. A neighborhood housing count for the area lists the 1980s as its largest single decade of construction, and a local brokerage describes the homes here as built in the late 1980s and early 1990s, both of which match the timing of that final push before incorporation.

FAQs
Common questions about Auburn Ridge
Who developed Auburn Ridge?
The Mission Viejo Company. Its name appears in the owner's certificate on Tract 12635, recorded in October 1987, signed alongside the Mission Viejo Community Services District. The map was surveyed by Jan M. Fuller, licensed land surveyor 4541.
When was Auburn Ridge built out?
The ground was subdivided between 1987 and 1988 across seven recorded county tract maps, numbers 12634, 12635, 12435, 12636, 12637, 12638 and 12639, all filed before Mission Viejo became a city in 1988.
What kind of homes are in Auburn Ridge?
The city's record shows 240 addresses on 240 parcels with no unit designators, so the ground is laid out one home to a lot rather than as condominiums. The median lot measures 0.107 acres and the general plan carries the whole area at 3.5 to 6.5 homes an acre.
Which schools serve Auburn Ridge?
Capistrano Unified, and the district's address locator returns Bathgate Elementary with 570 students, Fred Newhart Middle with 1,105 and Capistrano Valley High with 1,991 at every interior point tested.
Who maintains the common landscape?
Tract 12635 grants its four lettered lots in fee to the homeowners association of that tract for landscape and maintenance purposes, and the six companion maps follow the same pattern.
