            Bella Vista at Moulton Ranch is a gated community of 88 attached homes spread across 30.3 acres, reached from Cordova, Modena, La Scala, Sicilia and La Traviata. That is roughly a third of an acre of ground for every home, the loosest density of any attached community on the city's own HOA layer.

            The city's parcel record carries four parcels inside the boundary, so the land is held in common rather than divided lot by lot. The Orange County Fire Authority places the boundary in evacuation zone LGH19, which covers 3,358 households, and Bella Vista at Moulton Ranch lies inside Saddleback Valley Unified School District, whose campuses inside the Laguna Hills city limit are Valencia, Lomarena and San Joaquin elementaries and Laguna Hills High.

            History

            How Bella Vista at Moulton Ranch was built

            This is one of the few communities in the city that keeps the ranch in its own name. Rancho Niguel was a Mexican grant of about 13,300 acres, given in 1842 by Governor Juan B. Alvarado to Juan Avila and named for the ford across Los Alisos Creek that early texts wrote as Niguili. Lewis Moulton arrived from Illinois in 1874, leased the old rancho to run sheep, and bought it in 1895 with his French Basque partner Jean Pierre Daguerre, building the holding out to roughly 22,000 acres of dry farming and grazing. Moulton married Nellie Gail in 1908 and the couple raised two daughters, Charlotte and Louise. Nellie Gail Ranch, a large hillside community in Laguna Hills, carries her name.

            The streets here abandon the ranch theme entirely and go to Italy. Modena and Sicilia are Italian places, while La Scala is Milan's opera house and La Traviata is the Verdi opera that opened in Venice in 1853. The result is 88 gated attached homes on about thirty acres under a name that means beautiful view.

            Oso Parkway carries a trail on each side. The Oso Bikeway Trail is 1.64 paved miles along the north side from Moulton to Cabot Road, and the Oso Multi-Use Trail is 1.79 dirt miles along the south side open to every user. The Nellie Gail Trail adds 0.90 dirt miles from Ramona Street to La Paz Road, and the Veeh Trail follows 0.26 riparian miles beside Veeh Ranch Park.

            Fossil Reef Park is built on a limestone reef the city dates to roughly 17 million years ago, when much of Orange County lay under a shallow tropical bay. The reef runs six miles long and 300 feet deep and holds scallop shells the city describes as the size of dinner plates.
