About Woodbridge
Woodbridge is laid out around a single ring road. Yale Loop closes on itself over 4.9 miles, named in halves as East and West Yale Loop, and two lakes sit inside it: North Lake and South Lake, each with its own beach club and lagoon. The village covers 1,700 acres of Irvine and holds 9,639 residential properties, with a population the village association puts at roughly 30,000.
The association owns and operates 41 recreation facilities: 22 pools, 16 spas, 13 wading pools, 23 tennis courts and 4 pickleball courts, reservable by members only. Four City of Irvine public parks sit inside the boundary as well, the largest Mike Ward Community Park at 21.5 acres. Woodbridge feeds Irvine Unified at every level, from Eastshore, Stone Creek, Meadow Park and Springbrook through Lakeside Middle and South Lake Middle to Woodbridge High, which graduates 94.4% of its students.

How Woodbridge was built
The ground under Woodbridge was Irvine Ranch, part of the 93,000 acres James Irvine and three partners assembled from 1864. Serious planning for the village began in 1973 under Irvine Company president Ray Watson, with Doug Gfeller as project manager and Ken Agid on marketing. The name was chosen for the idea of bridging the gap between the villages west of the freeways and the rest of the ranch, and the notion of building a village around a lake crossed by a bridge came back with the planners from a visit to Hilton Head, South Carolina. The Irvine Company began the village in 1975 across roughly 1,700 acres, with the SWA Group doing much of the site planning.
The opening is the part people still repeat. Home sales began with a grand opening in June 1976, and by the company's own account 10,000 would-be homebuyers entered a lottery for the initial 350 homes on the first day. Television crews covered it, one of them from a helicopter, and the first 200 homes were handed out in a few minutes to shrieks from the crowd, after hostesses had spent more than a year taking names on an interest list. Seven builders worked the first phase, and the instant sellout made national news.

Seven schools sit inside the Woodbridge village boundary, and the village is served by two middle schools instead of one. Eastshore and Stone Creek lead to Lakeside Middle, which enrolls 629 students; Meadow Park and Springbrook lead to South Lake Middle, which enrolls 652. Both feed Woodbridge High, the one campus whose own assignment statement names Woodbridge Village. Eighty-eight homes closed between 14 January and 17 July 2026, at a median of $1,190,000, or $838 a square foot on a median size of 1,372 square feet. The lowest closed at $530,888 and the highest at $2,750,000, and nothing closed above $3 million in that window.
How quickly do homes sell here?
Half of the 88 closings went into escrow within 12 days, and the group closed at 99.4% of list price. 35.2% of the closings landed under $1,000,000 and 43.2% between $1,000,000 and $1,500,000, so most of the market clears in a narrow band where a small pricing error is visible immediately. The 40 homes active in the window carried a median asking price of $1,177,500.
Which middle school serves Woodbridge?

Can you swim in the lakes?
No. Swimming is not permitted in North Lake or South Lake, which run to a maximum depth of 8 feet, average 5 feet, and are clay lined and filled from domestic water. Swimming happens at the two beach lagoons instead, open for the summer from roughly Memorial Day weekend through mid-September, with boats for rent at each dock while lifeguards are on duty. A lake fishing permit is a one-time $25 purchase valid for the life of the membership.
Can I change the outside of the house?
Nearly every exterior improvement needs written approval before work starts, and a $50 plan processing fee applies. Routine applications are reviewed daily, while additions, larger remodels and appeals go to the Architectural Committee, which meets on the third Wednesday of each month. That meeting date is the one to plan a renovation timeline around.
