            About Columbus Grove

            Columbus Grove is one master association sitting across the Irvine and Tustin city line. The City of Irvine's own homeowner association record draws the Irvine side of it as three polygons under Columbus Grove Master Assn., 43.8 acres in all, managed by Powerstone Property Management and placed in City Council District 3, entirely inside the city's Westpark II planning area. That planning area runs 470 acres, so Columbus Grove is about a tenth of it, and the largest share of the rest belongs to a separate master association, Paseo Westpark Maintenance Assn., at 263.3 acres with eight sub-associations of its own. Two homes a few blocks apart inside that planning area can answer to different associations and different governing documents, which is the first thing to establish about any address here.

            The city's address record places 412 address points inside the Columbus Grove polygons, 410 of them flagged residential, across eleven street names: Silk Tree, Abelia, Juneberry, Desert Willow, Fringe Tree, Water Lily, Snowdrop Tree, Honey Locust, Daphne, Candytuft and Sweet Shade, with Silk Tree carrying the most at 108 and Sweet Shade the fewest at 8. The association names four sub-associations, Ainsley Park, Clarendon, Kensington Court and Savannah, and states that only condominiums and townhomes belong to one, so an owner of a detached home pays the master assessment alone while an attached home carries a second. It lists two pools, The Grove Pool at 16601 Sonora Street in Tustin and the Sweet Shade Pool at 18 Sweet Shade in Irvine, and a Great Room clubhouse with a kitchen and rear patio that holds 65. Irvine Unified serves the Irvine side, which the district places in the shared Westpark and Culverdale attendance area feeding Lakeside Middle.

            History

            How Columbus Grove was built

            What the houses actually stand on was a bean field and then a naval air station. After Pearl Harbor the Navy came looking for a lighter-than-air base to patrol the coast for submarines. Irvine was paid $100,000 for roughly 4,000 acres, about 1,600 of them for the blimp station, which was commissioned in 1942. Two hangars of Oregon Douglas fir went up over the fields, 1,072 feet long, 292 feet wide and 192 feet tall, each built to hold six blimps and both among the largest free-standing wooden buildings in the world. The Navy leased back the ground it was not using to Irvine Ranch farmers, so the crops kept coming in around the hangars. Blimps gave way to helicopters in 1951, when Tustin became the first American air facility developed solely for them, and the station closed on 3 July 1999 after 57 years.

            Tustin took charge of reusing the base, and Columbus Grove is one of the two communities built on the first of that ground, along with its sister Columbus Square. Lennar and William Lyon Homes built Columbus Grove as a joint venture, the same two builders who partnered on Columbus Square. The project started in 2005 and ran to 465 homes between Moffett Drive, Harvard Avenue, Warner Avenue and Jamboree Road, laid out in ten neighborhoods that pay no attention to the city line: Savannah, Lantana, Kensington Court and Alexandria on the Irvine side, and Ciara, Westbourne, Cantara, Clarendon, Madison and Ainsley Park on the Tustin side. The houses were drawn in craftsman, California bungalow, farmhouse and Colonial Revival dress with heritage trees down the streets, and the pair of communities was finished in 2013. The hangars, named National Civil Engineering landmarks in 1993, are still what people point at. The north one burned on 7 November 2023 and came down; the south one is still standing.

            Irvine Unified assigns a neighborhood school by the address of the residence, and the district states that Culverdale and Westpark share a Super Attendance area, meaning both are considered that area's neighborhood schools. An Irvine Unified board update dated 14 December 2016 places Columbus Grove inside that Westpark and Culverdale elementary boundary, and the district's current School Choice page for the 2026/2027 cycle names the Columbus Grove area as assigned to Lakeside Middle School. The high school is the open question. That same 2016 document has Columbus Grove students moving from Lakeside on to Irvine High School, while the 2026 record for Lakeside names Woodbridge High as the school it feeds, and Irvine Unified's 2026-27 attendance maps are published as images that name no community. No published source settles the high school for a specific Columbus Grove address, so confirm it with Irvine Unified before it carries any weight in an offer.

            Why does this page have no market snapshot?

            Because Columbus Grove does not produce enough closed sales to carry one. Its own CRMLS area has produced a single closed sale and no active listings, against a floor of ten before a median is worth printing. A median drawn from one sale is that sale wearing a different label. The wider Westpark II planning area around Columbus Grove trades more often, but most of that activity belongs to a different master association, so none of it can stand in as this community's number. What did trade is a single home: 87 Fringe Tree in the Lantana tract, a single family home built in 2006 at 2,526 square feet, which closed on 2 June 2026 at $1,840,000 after 31 days on market, and whose address falls inside the city's own Columbus Grove association boundary. One sale is a comparable to start from, not a market.

            Is Columbus Grove in Irvine or in Tustin?

            Both, under one association. The Irvine side runs to 43.8 acres on the City of Irvine's homeowner association record, holding 412 address points of which 410 are flagged residential, across eleven streets from Silk Tree down to Sweet Shade. The management company's 2015 announcement put 874 homes across the two cities together, so the Irvine side is the smaller share of the whole. The practical difference shows up in city services, in which pool sits nearest, and in the fact that the two halves trade under separate MLS areas, so listings on either side can surface under the same name.

            What does the association cover, and does every home pay the same?

            No. The association's own site says the master association maintains common areas such as community roads, entrances and amenities, and it names four sub-associations: Ainsley Park, Clarendon, Kensington Court and Savannah. Its rule is that only condominiums and townhomes belong to a sub-association, so an owner of a detached home pays the master assessment on its own, while an attached home carries a second assessment covering items such as garages, mailboxes, building lights and yard landscape. The City of Irvine maps two of the four inside Irvine, Savannah at 8.7 acres and Kensington Court at 4.3 acres. No dollar amount is published for any of these assessments, so the number for a particular address has to come from that address's documents during the contingency period.

            Which schools serve Columbus Grove?

            Irvine Unified assigns by address. The district states that Culverdale and Westpark share a Super Attendance area, so both are the neighborhood school for that ground, and an Irvine Unified board update dated 14 December 2016 places Columbus Grove inside that boundary. Westpark Elementary enrolls 876 students in grades K-6 with 79 percent meeting or exceeding standard in English and 71 percent in math. Culverdale Elementary enrolls 561 in grades PK-6 at 56 percent and 55 percent. For the middle years, the district's current School Choice page names the Columbus Grove area as assigned to Lakeside Middle School, which enrolls 629 students in grades 7 and 8 at 78 percent English and 76 percent math. The high school is the open question. That 2016 board update has Columbus Grove students moving from Lakeside on to Irvine High, while the 2026 record for Lakeside names Woodbridge High as the campus it feeds and does not list Westpark or Culverdale among its feeder elementaries. The district's 2026-27 attendance maps are published as images that name no communities. Confirm the assignment for a specific address with Irvine Unified.

They are 32 Daphne at $1,760,000 on 2,526 square feet, and 54 Fringe Tree at $860,000 on 2,125 square feet inside the Kensington Court sub-association. Seven further transactions that a planning-area match had assigned to Columbus Grove turned out to sit inside the neighboring Paseo Westpark association, so they belong to that association rather than this one.
