            Village Townhomes

Twenty acres and three hundred and six homes, all raised in 1963 on streets named for English towns.

            Overview

            About Village Townhomes

Village Townhomes covers 20.1 acres measured against the city's published boundary and holds 306 residential addresses among the 316 the address layer records inside the line. No address carries a unit designator and the assessor classes all 306 dwellings as single-family residential. Thirteen named streets touch the community across 1.13 miles, and the interior names are English throughout: Vermont, Kensington, Durham, Sheffield, Derbyshire, Sidcup, Keswick, Leighton, Burnley and Cornwall, with Adams Avenue and Bushard Street forming two of its edges.

The homes are small and consistent. The assessor's median building is 1,122 square feet on a median lot of 924, with a tenth to ninetieth percentile band of 960 to 1,254 square feet, and 277 of the dated structures are two story against 28 that are single. Nine addresses carry a pool. City zoning and the general plan both read 79.0 percent of the ground as residential medium high density. The boundary fills 98.0 percent of its own convex hull. The community sits outside the Coastal Zone appeal jurisdiction, and the bus stop layer records five stops within 250 meters.

            History

            How Village Townhomes was built

Village Townhomes went up in 1963, all 306 of them, on about 20 acres between Adams Avenue and Bushard Street. The interior streets carry English names, Cornwall, Kensington, Derbyshire and Keswick, with Lures Lane as the local oddity.

It landed at the very front of the biggest decade the city has had. Huntington Beach counted 11,492 residents in 1960 and 115,960 in 1970, a rise of more than nine hundred percent, and neighborhoods like this one are the reason. The farms they replaced grew lima beans, asparagus, peppers, celery and sugar beets, and a Holly Sugar plant processed the crop before it was converted into an oil refinery.

            Schools serving Village Townhomes

Village Townhomes sits inside Huntington Beach Union High School District, and the district's own published attendance boundary places the whole community in the Huntington Beach High area. Census TIGERweb puts the boundary inside Fountain Valley School District rather than the Huntington Beach City district. That district's school locator, queried at three interior points here, returned Oka Elementary and Talbert Middle at every one.

            FAQs

            Common questions about Village Townhomes

            When was Village Townhomes built?

In 1963, without exception. The assessor record carries a year built on all 306 homes inside the boundary and every one reads 1963. The single recorded map over the ground, TR 5062, was recorded on 2 October of the same year.

            How big is Village Townhomes?

Measured against the boundary the City of Huntington Beach publishes, it covers 20.1 acres and holds 306 residential addresses. Thirteen named streets touch the community across 1.13 miles, two of them the Adams Avenue and Bushard Street edges.

            How large are the homes?

The assessor's median building is 1,122 square feet on a median lot of 924 square feet, with the tenth to ninetieth percentile band from 960 to 1,254 square feet. Two hundred and seventy-seven of the homes are recorded as two story and 28 as single story.

Why do the city land records call it Continental Condos?

Because the recorded map, TR 5062, was filed under that name. The same surveyor, Richard G. Kempa, recorded Huntington Continental nearby eight months earlier under the same name, and the two communities share Keswick Lane and Cornwall Drive.

            Which schools serve Village Townhomes?

Huntington Beach Union High School District's published attendance boundary places the whole community in the Huntington Beach High area. For elementary and middle school the boundary sits in Fountain Valley School District, and that district's locator returns Oka Elementary and Talbert Middle, agreeing at all three interior points tested.
