Fifty-nine of the 102 dwellings carry a pool. City zoning reads the whole boundary as specific plan designation and the general plan designates 73.8 percent residential low density. The community sits outside the Coastal Zone appeal jurisdiction, and Finley Park lies within 250 meters. The city bus stop layer records no stop inside the boundary or within that distance.

How Riviera at Peninsula was built
This part of Huntington Beach was oil country long after the beach towns either side of it had turned residential. The Huntington Beach Company, wholly owned by Chevron, held much of the land. The Huntington A-1 well began producing on 24 May 1920, the field reached 59 producing wells at about 16,500 barrels a day by October 1921, and it had produced more than a billion barrels by 2000. California Resources Corporation runs what is left of it.
Riviera came at the very end of the sequence. Of its 102 homes, 99 were built in 1997 and 1998 and three more in the 2010s, on about 27 acres. The streets, Havenwood, Pageant, Dearborne, Elderwood, Larchmont and Summer Grove, run in short circles off a single spine, which is the standard shape of a late 1990s gated tract and the reason the neighborhood feels quieter than its size suggests.
