Overview
About Parkside Estates
Parkside Estates covers 23.0 acres measured against the city's published boundary and holds 111 residential addresses among the 125 the address layer records inside the line. All 112 dwellings on the assessor record are classed single-family residential and none carries a unit designator. Six named streets serve them across 1.03 miles, five of them drawn from planting: Goldenrod Circle, Juniper Lane, Eucalyptus Lane and Cobblestone Lane, with Burrows Lane and Rivergate Drive completing the set.
The whole boundary sits inside the city's Coastal Zone appeal jurisdiction, in appeal zone 2. City zoning and the general plan both read 72.3 percent of the ground as residential low density. The assessor's median building is 3,761 square feet with a tenth to ninetieth percentile band of 3,562 to 4,125, on a median lot of 5,823 square feet, and 51 of the 112 dwellings carry a pool. Marine View Park lies within 250 meters of the line. The city bus stop layer records no stop inside the boundary or within that distance.

How Parkside Estates was built
Parkside Estates stands on the flat ground beside the East Garden Grove Wintersburg Channel, and that channel is where a river used to be. Before 1899 there was a natural ocean entrance to the Bolsa Chica marsh roughly where the channel runs today. The water that fed it, the Freeman River, flowed year round out of the peat springs in what is now Huntington Central Park, with more coming from springs in Talbert Lake and Blackbird Pond. The Bolsa Chica Gun Club, whose members included Henry Huntington and Edward Doheny, hired Tom Talbert to dam it. The dam was finished around January 1900, cost 10,000 dollars, and stood fifty feet wide and twenty feet above the water line.
The houses here are new. Of Parkside's 112 homes, 47 were finished in the late 2010s starting in 2018 and 65 in the 2020s, across about 23 acres. The streets are named for what grows on wet ground, Goldenrod, Juniper, Eucalyptus and Rivergate, and the last of those is honest about where you are standing.

FAQs
Common questions about Parkside Estates
When was Parkside Estates built?
Between 2018 and 2021. The assessor record dates 47 homes to the 2010s and 65 to the 2020s, with a median year built of 2020. That is the newest housing on the City of Huntington Beach association register. The recorded map, TR 15377, was filed on 24 December 2015.
How big is Parkside Estates?
The city's own polygon measures 23.0 acres. The acreage attribute on the same HOA record reads 0.14, which cannot be reconciled with the shape the city draws, so the measured figure is the one used throughout this page. The address layer records 125 addresses inside the boundary, 111 of them residential.
Who subdivided Parkside Estates?
Hunsaker and Associates of Irvine surveyed TR 15377, recorded on 24 December 2015 at MM 950/19-27, and it covers 98.8 percent of the boundary. The county publishes no georeferenced image of any sheet of that map, so the owner's certificate that would name the subdivider cannot be read from the county record.
Is Parkside Estates in the Coastal Zone?
Yes, entirely. The city's Coastal Zone appeal jurisdiction layer covers 100 percent of the boundary, in appeal zone 2.
Which schools serve Parkside Estates?
Huntington Beach Union High School District's published attendance boundary places the whole community in the Huntington Beach High area. Ocean View School District's published study areas return Harbour View Elementary for kindergarten through fifth grade and Marine View Middle for sixth through eighth, agreeing at all three interior points tested.
