Overview
About Hamptons II
Hamptons II covers 35.4 acres measured against the city's published boundary, of which 96.5 percent sits inside the Ellis-Goldenwest Specific Plan area. The address layer records 132 addresses inside the line and types 109 as residential, all classed single-family by the assessor with no unit designators anywhere. Eight named streets serve them across 0.98 miles, and the vocabulary is horse country throughout: Turf Drive, Rockinghorse Lane, Silverbit Lane, Caddington Circle, Churchill Drive, York Lane and Academy Circle, with Livingston Drive carrying the most addresses.
The lots are large by the standards of this register and the houses match them. The assessor's median building is 3,660 square feet with a tenth to ninetieth percentile band of 3,567 to 4,271, on a median lot of 9,375 square feet, and 84 of the 109 dwellings carry a pool, which is more than three in four. City zoning reads 96.5 percent specific plan designation because the plan governs in place of base zoning, while the general plan designates 84.3 percent residential low density. The community sits outside the Coastal Zone appeal jurisdiction, with Discovery Well Park and the county's Harriett M. Wieder Regional Park within 250 meters.

How Hamptons II was built
The Hamptons sits on the equestrian side of Huntington Beach, and the streets say so plainly. Turf Drive, Rockinghorse Lane, Silverbit Lane, Caddington Circle, Churchill Drive, York Lane, Academy Circle and Livingston Drive make up a plan of about 35 acres, and 108 of the 109 homes were built in the 1990s starting in 1995.
The land underneath is old farm and oil ground. The coastal plain here grew lima beans, asparagus, peppers, celery and sugar beets, and Holly Sugar ran a processing plant that was later converted into an oil refinery, which is as neat a summary of the local economy as anyone has written. Standard Oil drilled its first successful well in the city in 1919 and the Huntington A-1 well began producing on 24 May 1920. By October 1921 the field had 59 producing wells making about 16,500 barrels a day, and houses that stood in the way had been physically moved six miles north to lots in Midway City.
