Overview
About Country View Estates
Country View Estates covers 14.9 acres measured against the city's published boundary, of which 94.7 percent sits inside the Ellis-Goldenwest Specific Plan area. It is the least densely settled community on the register: the address layer records only 42 addresses inside the line and types 35 as residential, all classed single-family by the assessor with no unit designators. Three named streets serve them across 0.39 miles, and all three are horse names: Trotter Drive, Shire Circle and Shetland Circle.
The lots are the largest on the register. The assessor's median lot here is 12,000 square feet, better than a quarter of an acre, against a median building of 3,494 square feet and a wide tenth to ninetieth percentile band of 2,604 to 5,470. Twenty-four of the 35 dwellings carry a pool, which is close to seven in ten. City zoning reads 94.7 percent specific plan designation and the general plan designates 84.1 percent residential low density. The community sits outside the Coastal Zone appeal jurisdiction, with Huntington Central Park West and the county's Harriett M. Wieder Regional Park both within 250 meters.

How Country View Estates was built
Country View Estates is one of the smallest associations in the city, 35 homes on about 15 acres, with 30 of them built in the 1980s starting in 1986 and a few added in the 2000s. Its three streets, Trotter Drive, Shire Circle and Shetland Circle, are named after horses, and they are not decoration. This corner of Huntington Beach sits beside Huntington Central Park, where equestrian ground has long operated, and the horse naming runs through several neighborhoods along that edge.
The park is built on top of the springs that once fed a river. The Freeman River flowed year round out of the peat springs in what is now Central Park, fed further by springs in Talbert Lake and Blackbird Pond, and it drained into the Bolsa Chica marsh, passing just west of Wintersburg and entering the sea through Bolsa Bay. The Bolsa Chica Gun Club, whose members included Henry Huntington and Edward Doheny, had Tom Talbert dam it around January 1900 for 10,000 dollars, and the state supreme court ruled in 1907 that the Freeman was a drainage ditch rather than a navigable stream.
