            Coral Cay

Forty-four acres of Huntington Harbour served by three streets, and nearly a third of it is water.

            Overview

            About Coral Cay

Coral Cay covers 43.7 acres measured against the city's published boundary and holds only 124 residential addresses, reached by three named streets: Coral Cay Lane, Marinabay Drive and Courtside Circle. Those three run to 1.02 miles inside the line, which works out to more than a third of an acre of community for every hundred feet of street. No address carries a unit designator and the assessor classes all 124 dwellings as single-family residential.

City zoning reads 52.3 percent residential low density and 31.0 percent open space, the open space being the harbor water inside the boundary. The homes are large: a median building of 3,674 square feet with a tenth to ninetieth percentile band of 2,984 to 5,673, on a median lot of 7,110 square feet, and 92 of the 124 dwellings carry a pool. One hundred and eight of the dated structures are two story against fifteen that are single. The whole boundary sits inside the Coastal Zone appeal jurisdiction in appeal zone 1, and Linear Park, Tarbox Park and 11th Street Beach all lie within 250 meters.

            History

            How Coral Cay was built

Coral Cay lies on the southern edge of Huntington Harbour, where the made land meets the wetland it was carved from. The Bolsa Chica marsh and the mesa above it carry a human record dated back as much as 8,500 years. Rancho La Bolsa Chica was separated out of Rancho Las Bolsas in 1841, and in 1899 the Bolsa Chica Gun Club dammed the marsh off from the ocean, which is how it stayed until a 147 million dollar restoration reopened an inlet to the Pacific in 2006, the first tidal connection since the damming.

The harbor itself was planned from 1960 by Lewis W. Douglas Jr. of Christiana Oil Corporation, who bought into 860 acres of swamps and sloughs and hired the architect William L. Pereira to lay out a residential marina. Dredging started in 1963. Coral Cay came in the second half of that program. Of its 124 homes, 88 date to the 1970s starting in 1978, on about 44 acres, and the street plan is short and simple, Coral Cay Lane, Marinabay Drive and Courtside Circle.
