About Broadmoor Huntington Harbor
Broadmoor Huntington Harbor covers 18.0 acres measured against the city's published boundary and holds 244 residential addresses among the 270 the address layer records inside the line. The assessor classes all 244 as condominium units. Nine named streets serve them across 1.23 miles and the naming is French throughout: Bordeaux, Moritz, Tropez, Francois, Anne, Martin, Lazare, Germain and Grenoble.
The whole boundary sits inside the city's Coastal Zone appeal jurisdiction, in appeal zone 1. City zoning and the general plan both read 73.2 percent of the ground as residential medium density. The assessor's median building is 1,387 square feet with a tenth to ninetieth percentile band of 1,148 to 1,740, and one address carries a pool, which is what one expects where recreation is held in common. Linear Park, Prince Park and Seabridge Park all lie within 250 meters of the line, and the city bus stop layer records four stops within the same distance.

How Broadmoor Huntington Harbor was built
The western edge of Huntington Harbour where Broadmoor sits was salt marsh within living memory. The Lomita Gun Club was founded on these sloughs in 1903, and at least thirteen duck clubs once worked the Bolsa Chica and Huntington Harbour wetlands, bringing Los Angeles businessmen down for the season. The marsh became a neighborhood because Lewis W. Douglas Jr. of Christiana Oil Corporation started planning a residential marina here in 1960 across 860 acres of swamps and sloughs, and hired the architect William L. Pereira to master plan it. Dredging began in 1963 and the channels were cut 15 to 20 feet deep.
Broadmoor came at the end of that long build out. Of its 244 homes, 224 were finished in the 1970s and the last 20 in the early 1980s, on about 18 acres. It is dense by harbor standards and it was given a theme of its own. The streets are French, Bordeaux, Grenoble, Tropez, Moritz, Francois, Germain and Lazare, which sets it apart from the Yale college names Douglas used in the older parts of the harbor and from the Caribbean and Hawaiian names other builders reached for nearby.
