Overview
About Arbor
Arbor is one of the smallest boundaries the City of Fullerton publishes, 5.2 acres on Madison Avenue in the east of the city near the Placentia line. The address record holds 126 addresses inside it and 123 of them carry a unit number, all on a single parcel of about 226,000 square feet and a single street name. The city zones the whole 5.17 acres R-3 Limited Density Multiple Family Residential under a Medium Density Residential general plan designation, and no street inside the boundary is private.
Mail goes to ZIP 92831 and the boundary sits in Fullerton council district 3. Arbor is one of the Fullerton associations that feeds Placentia-Yorba Linda Unified rather than the Fullerton districts, with Ruby Drive Elementary 0.21 miles out at 373 students, Topaz Elementary 0.43 miles at 404, Kraemer Middle 0.74 miles at 889 and Valencia High 0.59 miles away carrying 2,411.

How Arbor was built
The Arbor was built in 1971 as a gated condominium community of 124 homes, two stories throughout, on 5.2 acres at 2900 Madison Avenue. It is the densest of the fifty Fullerton communities on this site and it has a single street address for the whole of it, which is why the city's address record shows 126 addresses on one street where a conventional tract would show a dozen.
Its date matters more than its size. 1971 puts it among the earliest condominium developments in Fullerton, built when the form was still new in Orange County and sold on shared amenities that a detached house of the period would not have had: a pool, a spa, a clubhouse and a gym with saunas.
